abutting the above-described premises to the center lines thereof;TOGETHER with the appurtenances and all the estate

ALL that certain lot, piece or parcel of land, situate, lying and being at Nassau Point, Cutchogue,
in the Town of Southold, County of Suffolk and State of New York, bounded and described as
follows:
BEGINNING at the corner formed by the intersection of the southerly line of Sailors Lane, a
private road 50 feet wide, with the southwesterly line of Little Peconic Bay Road, said point of
beginning being distant North 49 degrees 19 seconds West 100 feet from the intersection of the
southwesterly line of Little Peconic Bay Road with the northwesterly corner of Lot 244 as shown
on "Amended Map A of Nassau Point", filed in the Suffolk County Clerk's Office as Map No.
156; and from said point of beginning running thence southeasterly along the southwesterly line
of Little Peconic Bay road as it curves 100 feet,more or less,the chord of which curve bears South
49 degrees 19 minutes East 100 feet,to a monument on the northwesterly corner of Lot 244 on the
aforementioned "Amended Map of Nassau Point;"
THENCE South 8 degrees 28 minutes 30 seconds West along said last mentioned Lot 336 feet,
more or less to the ordinary high water mark of Wunneweta Pond;

of a private walk;

Little Peconic Bay Road and for installation of utility connections over the following described
parcel known as Sailors Lane;
BEGINNING at an iron pipe on the irregularly curved southwesterly line of Little Peconic Bay
Road, distant northwesterly 100 feet. more or less, as measured by a tie line North 49 degrees 19

3. THENCE South 57 degrees 00 minutes West 29.23 feet;
4. THENCE South 61 degrees 19 minutes West 51.34 feet;
5. THENCE Southwesterly and then westerly and then northerly and then easterly and then
southeasterly on a curve having a radius of 50 feet, a distance of 261.74 feet;
6. THENCE North 61 degrees 19 minutes East 57.15 feet;
7. THENCE North 57 degrees 00 minutes East 26.30 feet;
8. THENCE North 54 degrees 37 minutes East 50.63 feet;
9. THENCE North 40 degrees 00 minutes East 146.61 feet to an iron pipe on side
southwesterly line of Little Peconic Bay Road;
THENCE southeasterly along said southwesterly line as measured by a tie line, South 35 degrees

TOGETHER with a Right of Way in common with others, for pedestrian use only over and long
a private walk herein described as follows:
BEGINNING at a point on the southerly line of Sailors Lane, a private road, said point of
beginning being the following three courses and distances from a point on the southwesterly line
of Little Peconic Bay Road at the northwest corner of Lot 244, as shown on"Amended Map A of
Nassau Point,"and filed in the Suffolk County Clerk's Office as Map No. 156;
1. Northwesterly 100 feet, more or less, along the southwesterly line of Little Peconic Bay
Road, the tie line of which runs North 49 degrees 19 minutes West 100 feet;
2. THENCE 10 degrees 00 minutes West 141.23 feet; and
3. THANCE South 54 degrees 37 minutes West 13.33 feet, and from said paint of beginning
running thence along the land of Bansen South 9 degrees 33 minutes East 280.28 feet to a
bulkhead along Wunneweta Pond;
THENCE along said bulkhead, North 85 degrees 09 minutes East 33 feet;
THENCE along land of Harbor Cove, Inc., three courses and distances as follows:
1. North 9 degrees 33 minutes West 50.0 feet;
2. THENCE South 90 degrees 27 minutes West 20.89 feet;and
3. THENCE North 9 degrees 33 minutes West 238.78 feet to the southerly side of Sailors
Land;
THENCE along said southerly side of Sailors Lane, South 54 degrees 37 minutes West 13.33 feet
to the point or place of BEGINNING.
TOGHETHER with the use in common with others of the following described property known as
the "Beach Area" for bathing and picnic privileges under the express condition however, that no
buildings or structures may be built or maintained thereon;
BEGINNING at a point at the intersection of the northerly line of West Bay Road,as the said West
Bay road is laid out and shown on a map entitled, "Amended Map A of Nassau Point, owned by
Nassau Point Club Properties, Inc., situated in the Town of Southold, Long Island, New York,"
surveyed by Otto W. Van Tuyl, C.E., Surveyor, Greenport, New York and filed in the Office of
the Clerk of the County of Suffolk on August 16, 1922 as Map No. 156, with the ordinary high
water line of Great Peconic Bay;
RUNNING THENCE North 64 degrees 22' minutes 10" seconds East along the northerly line of
the said West Bay Road 177 feet, more or less to a point of curve where the said northerly lone of
said West Bay Road joins the westerly line of Lowland Road;
RUNNING THENCE northeasterly on a curve to the left having a radius of 86 feet along the line
of Lowland Road 102.07 feet to a point,the chord of said curve being North 30 degrees 22' minutes
10" seconds East 96.18 feet;
RUNNING THENCE northerly on a curve to the right having a radius of 196 feet along the
westerly line of Lowland Road as said Lowland Road shown on the map abouve referred to 54.05
feet to a point where said westerly line of Lowland Road is intersected by the southerly line of
land now or formerly of Walter C. Grable, the chord of said last mentioned curve being 53.88 feet;
RUNNING THENCE South 84 degrees 22' minutes 10" seconds West along said land now or
formerly of Walter C. Grable 325 feet, more or less, to the line of ordinary high water mark of
