the second part,does hereby grant and release unto the party of the second part,the heirs or successors and assigns ofthe party of

described in Schedule"A"annexed hereto and made part of this instrument.
SAID PREMISES BEING AND INTENDED to be the same premises conveyed to the Grantors herein by deed dated 6/25/2001,
from Josephine T.Deneen and Charles Kirsch as Trustees ofthe Revocable Trust of Josephine T.Deneen,recorded on 81V2001,in
the Suffolk County Clerk's Office at Liber D00012133,Page 227.
AS A RESULT ofthis conveyance,THE CHARLES D.KIRSCH REVOCABLE TRUST UAD OCTOBER 8,2024,receives
a one-third(113)interest in the premises.
TOGETHER with all right,title and interest,if any,of the party of the first part of,in and to any streets and roads abutting the
above-described premises to the center lines thereof;
TOGETHER with the appurtenances and all the estate and rights ofthe party ofthe first part in and to said premises;
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part,the heirs or successors and assigns of
the party ofthe second part forever.
This Conveyance is made subject to the exclusive occupancy of CHARLES D.KIRSCH(the Grantor)in the above-described
premises,including the rents and profits,in trust pursuant to and held in THE CHARLES D.KIRSCH REVOCABLE TRUST;
further,the Grantor acknowledges that under the terms of the'Trust the Grantor will be responsible for the maintenance of the
Premises,cost of insurance and the payment of any and all real estate taxes levied against the Premises,and shall not permit or
commit waste upon the Premises,and shall be entitled to any and all real property tax assessment exemptions,STAR exemption or
other benefit associated with legal ownership of the Premises.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be
applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment ofthe cost ofthe
improvement before using any pan of the total of the same for any other purpose,
AND the party ofthe first part covenants as follows:that said party of the first pan is seized of the said premises in fee simple,
and has good right to convey the same, that the party of the second part shall quietly enjoy the said premises; that the said
premises are free from encumbrances, except as aforesaid; that the party of the first pan will execute or procure any further
necessary assurance of the title to said premises; and that said party of the first part will forever warrant the title to said
premises.
