Located: 2080 Town Harbor Lane, Southold. SCTM# 1000-65-1-16 The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the Town of Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy Standards. Based upon the information provided on the LWRP Consistency Assessment Form submitted to this department, as well as the records available to me, it is my recommendation that the action is CONSISTENT with the LWRP. The existing 184 sq. ft. beach cabana with an outdoor shower to remain and replace roof shingles, siding, windows, and doors; and to replace in-place and in-kind existing upper wood platform with steps down to a partially cantilevered wood deck with steps to the beach is INCONSISTENT with Policy 6 of the LWRP. 1. A Wetlands Permit was not located in Town Records for the Cabana (Referred to as a Bath House on some of the plans). Retaining the structure in the location set a precedent. 2. What size are the decks landward of the top of the bank? Platforms associated with stairs may not be larger than 100 square feet. 3. Structures in these areas are subject to repetitive loss due to storms, including hurricanes. Pursuant to Chapter 268, the Board of Trustees shall consider this recommendation in preparing its written determination regarding the consistency of the proposed action.
