Re: Local Waterfront Revitalization Coastal Consistency Review for a"A Local Law in relation to
Amendments to Chapter 280,Zoning,in connection with the Affordable Housing District"
The proposed action amends Chapter 280,Zoning,to strike the 24 affordable housing unit cap per site.
There is no development or physical disturbance of land proposed at this time.
The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the Town of
Southold Town Code and the Local Waterfront Revitalization Program(LWRP)Policy Standards.Based
upon the information provided on the LWRP Consistency Assessment Form submitted to this department,
is recommended as CONSISTENT with the LWRP.
Policy 1. Foster a pattern of development in the Town of Southold that enhances community character,
preserves open space, makes efficient use of infrastructure, makes heneficial use of a coastal location,
and minimizes adverse effects of development.
The amendment is supported by the Southold Town Comprehensive Plan(2020)Land Use, Economic
Development,and Housing Chapters,which include goals that support the creation of
affordable/attainable housing.
Pursuant to Chapter 268,the Board shall consider this recommendation in preparing its written
determination regarding the consistency of the proposed action.
