GRAHAM 475 LAKE DRIVE, SOUTHOLD SCTM#: 1000-80-3-17 Dear Ms. Magee: The Southold Town Board of Trustees reviewed your letter received in this office on November 29, 2022, and the site plan prepared by AMP Architecture LLC dated November 10, 2022 and determined that the proposed second story addition and proposed one-story addition are out of the Wetland jurisdiction under Chapter 275 of the Town Wetland Code and Chapter 111 of the Town Code. Therefore, in accordance with the current Wetlands Code (Chapter 275) and the Coastal Erosion Hazard Area (Chapter 111) no permit is required. Please be advised, however, that no clearing, no removal of vegetation, no cut or fill of land or removal of sod, no construction, sedimentation, or disturbance of any kind may take place within 100' landward from the top of the bluff, or seaward of the tidal and/or freshwater wetlands jurisdictional boundary or seaward of the coastal erosion hazard area as indicated above, without further application to;. and written authorization from, the Southold Town Board of Trustees pursuant to Chapter 275 and/or Chapter 111 of the Town Code. It is your responsibility to ensure that all necessary precautions are taken to prevent any sedimentation or other alteration or disturbance to the ground surface or vegetation within Tidal Wetlands jurisdiction and Coastal Erosion Hazard Area, which may result from your project. Half the home was not touched,the entire roof and walls were maintained, sheetrock was not removed in these portions of the home (you can see that in some of our photos). The orginal scope and the revised plans were all minor items to repair walls that were damaged after opened, nothing was reconstructed.You can clearly see in photos and when the inspector goes on site that most the existing siding remained on the home, none of the exisitng sheathing was removed. Regarding the inspection, I am a licensed professional and Southold Town allows professionals to sign off on the inspections. I was asked recently by your office to make sure we attempt to have the Building Department complete the inspections. This project was a small interior project that I deemed something I can complete,and we were trying to move the job forward as soon as possible. Please see responses to the comments you sent Nicole last week. 1.How much insulation was replaced throughout house? Per Plan,the walls that are not shaded, insulation was not replaced. 2. How much of the exterior sheathing was replaced? None,other than when windows were closed and when the rear portion of the building was repaired. 3.Are there new floor joists in sunroom area? Some of the Floor Joists were sistered in order to reinforce the structure. 4.What R-value was installed in the new roof rafters above the sunroom? 5"of foam insulation was provided in addition to R-14 Batt(See plan and photo report).
