minutes 50 seconds West 695.22 feet;thence South 37 degrees 04 minutes 50 seconds West 199.70 feet to
the ordinary high water mark of Corey Creek as of September 15, 1951. The southeasterly line of said 30.0
foot right of way is parallel with and 30.0 feet southeasterly from the above-described northwesterly line,
measured at right angles thereto.
TOGETHER with a right of way 30.0 feet,more or less in width running from the northwesterly corner of
the premises herein described and leading into the 30.0 foot right of way herein first described leading to
North Bayview Road and to Corey Creek.
Said premises being commonly known as and located at 500 Koke Drive (f/k/a 890 Corey Creek Road),
Southold,New York 1 1971.
Being and intended to be the same premises as conveyed to party of the first part,by Deed dated November
7, 1984,and recorded in the Office of the Suffolk County Clerk on December 6, 1984 in Liber 9691, Page
260. Edwin J.Bernhardt passed away on October 18,2qv.
TOGETHER with all right,title and interest, if any,of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises;TO HAVE
AND TO HOLD the premises herein granted unto the party of the second part,the heirs or successors and
assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law,covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and
will apply the same first to the payment of the cost of the improvement before using any part of the total of
the same for any other purpose.
The word"party"shall be construed as if it read"parties"whenever the sense of this indenture so requires.
