10 CONSIDERATION
THIS INDENTURE,
made the 7th day of December Two Thousand Twenty three (2023)between
KAY R. EVANGELOU, as surviving Tenant by the Entirety of REGINOS
EVANGELOU, who died on April 12, 2023, a resident of Queens County, residing
at 35-07 34`' Avenue, Astoria, Queens, New York 11106 (hereinafter referred to as
"Grantor"), and
ORESTIS EVANGELOU, as Trustee of the EVANGELOU FAMILY
TRUST, residing at 35-07 34`' Avenue, Astoria, Queens, New York 11106
(hereinafter referred to as "Grantee").
WITNESSETH that the Grantor, in consideration of Ten and 00/100 Dollars ($10.00) and
other valuable consideration paid by the Grantee, do hereby grant and release unto the
Grantee, his heirs or successors and assigns of the Grantee forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being near the Village of Greenport, Town of Southold, County of
Suffolk, and State of New York, bounded and described as follows:
BEGINNING at a point on the westerly side of Fiddler Lane, 366.40 feet northerly along
said westerly line from Manhasset Ave., said point of beginning being the northeasterly
corner of land conveyed to Emily Shivikas; from said point of beginning; running along said
land of Shivikas, South 84 degrees 50 minutes 50 seconds West, 100.0 feet; thence along
other land new or formerly of J. Carto and Gillman 2 courses as follows: (1)North 5 degrees
09 minutes 10 seconds West 60.0 feet; thence (2) North 84 degrees 50 minutes 50 seconds
East 100.0 feet to said westerly line of Fiddler Lane; thence along said westerly line of
Fiddler Lane, South 5 degrees 09 minutes 10 seconds East, 60.0 feet to the point or place of
BEGINNING.
HOWEVER, THE PARTY OF THE FIRST PART, KAY R. EVANGELOU,
RESERVES UNTO HERSELF A LIFE ESTATE IN THE ABOVE DESCRIBED
PREMISES FOR AND DURING HER NATURAL LIFE.
BEING AND INTENDED to be the same premises conveyed to the Grantor herein or
by Deed dated September 25, 1984 in Liber 9655 Page 566.

Premises are a one family dwelling known as 415 Fiddler Lane, Greenport,New York

TOGETHER with all right, title and interest, if any, of the Grantor in and to any streets
and roads abutting the above described premises to the center lines thereof;
TOGETHER with the appurtenances and all the estate and rights of the Grantor in and to
said premises;
TO HAVE AND TO HOLD the premises herein granted unto the Grantee, his heirs or
successors and assigns of the Grantee forever.
AND the Grantor covenants that the Grantor has not done or suffered anything whereby the
said premises have been encumbered in any way whatever, except as aforesaid.
AND the Grantor, in Compliance with Sec. 13 of the Lien Law, covenants that the Grantor
will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the
improvement and will apply the same first to the payment of the cost of the improvement
before using any part of the total of the same for any other purpose.
