The minutes for the meeting of June 6,2024 were approved. Introduction• All applicants will give a presentation consisting of drawings, exterior materials samples and other information required by the Planning Department to the Committee. The Committee will ask questions and make suggestions as part of a general discussion with each applicant. Final recommendations from the ARC will be presented to the Planning Board in the ARC Meeting Minutes,and be made part of the Planning file for that application. The Planning Board will consider these recommendations,together with all comments from other agencies, and provide the applicant with a comprehensive written list of its requested revisions. New Site Plan Application: SMB APARTMENTS SCTM#:1000-63-3-26 This proposed creation of a 7,061 sq.ft. multiple dwelling unit on a 68,901 sq.ft.parcel with an existing two-story mixed-use building (with retain use on the first floor and two apartments on the second floor),in the Hamlet Business "HB" Zoning District. Mark Schill,Owner,Ken Gervin,Architect,and Patricia Moore,Esq.presented the proposed site plan and design drawings for the Committee's review. Following the presentation,the Committee members discussed the project with the applicant and have the following recommendations: - It is recommended that exterior private spaces be located at the rear (east) side of each unit,separated from each neighbor by minimum 4 ft high fence. The Architectural Review Committee recommends the elimination of the vertical"Siding C" on rear (east) facade and replacing it with the "Certainteed Cedar Impressions" currently specified for the other facades. Page 1of2 Consider shed dormers for the two entry roofs that do not tie into gable ends. To increase light and ventilation for the habitable space, the Architectural Review Committee recommends doubling bedroom and living room windows and adding a full pane glass door to a rear private garden for each unit.The end units have the opportunity for additional single windows facing north and south. At the presenting Architect's invitation,see attachment for suggested plan revisions. - For additional interior light, the Architectural Review Committee recommends deleting window grilles to become 1/1 double hung. Finish materials as proposed are acceptable with the exception of"Siding C". ARC recommends that the color of each of the gable ends match the facade below them. Lightology exterior lighting fixture"type E" is approved. Motion made and seconded. All Ayes.
