WITNESSETH, that the party of the first part, to whom Letters Testamentary were issued by the
Surrogate's Court,Onondaga County, State of New York on March 9,2023(File No. 2023-318A),and by
virtue of the power and authority given in and by said last will and testament, and/or by Article I I of the
Estates,Powers,and Trusts Law,and in consideration of One and 00/100 Dollars($1.00),does hereby grant
and release unto the party of the second part,the distributees or successors and assigns of the parties of the
second part forever,
ALL THOSE CERTAIN PLOTS OR PARCELS OF LAND, together with the buildings and
improvements thereon erected, situated, lying and being in the Town of Southold, Suffolk county, New
York,known and designated as plots Nos.Nine(9)and Ten(10)in Block E as shown on a certain map made
July 22, 1930,by Daniel R.Young,P.E.and L.S.entitled"Map of Reydon Shores,Inc.,Bayview,L.I.,N.Y.
in the Town of Southold, Suffolk County, N.Y." and filed in the Office of the Clerk of Suffolk County,
Riverhead,N.Y.on July 151, 1931,as Map No.631.
Together with the rights and privileges to use for bathing,boating and fishing,all that portion of the beach,
lying in front of Sections A and B as shown on the said map as were granted to John C.Hehr in Deed dated
September 24, 1932,Reydon Shores,Inc.,recorded December 17, 1932 in Liber 1689 at page 214. However,
subject to such reasonable rules and regulations with respect to the use thereof as grantor in said deed may
from time to time put into effect.
Together with a right-of-way over the roads,highways,streets or lanes shown on said map and over a road or
highway known as Reydon Drive which runs through other property of the grantor of said deed mentioned.

Together with any rights granted to John G.Hehr in deed dated September 24, 1932 from Reydon Shores,
Inc., recorded December 17, 1932 in Liber 1689 of Deeds at page 214 and to the use of a portion of the
bulkhead and to such other portions of said bulkhead as may be set aside in common with other prior
owners to date and other that may hereafter acquire title to land from Reydon Shores,Inc.,subject to such
reasonable rules and regulations of the said Reydon Shores,Inc.,from time to time put into effect.It being
expressly understood that said Reydon Shores, Inc.shall not be held liable in any way whatsoever for any
accident or accidents that may occur in connection with the use and enjoyment of said bulkhead and harbor
from any cause whatsoever.
BEING THE SAME PREMISES described in an Executor's Deed from Mark W.Wasmund,as Executor
of the Estate of Gustav W.M. Wieboldt to Mark W. Wasmund and Paul G. Wasmund, as tenants in
common,and recorded in the Suffolk County Clerk's Office on May 9, 1990, in Book 11064 of Deeds at
Page 13.
THIS DEED was prepared by the request of the grantor without the benefit of an updated title search.
TOGETHER with the appurtenances, and also all the estate which the said decedent had at the time of
decedent's death in said premises, and also the estate therein, which the party of the first part has or has
power to convey or dispose of,whether individually,or by virtue of said will or otherwise;
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part,the distributees
or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever,except as aforesaid.
Subject to the trust fund provisions of section thirteen of the Lien Law.
The word"party"shall be construed as if it read"parties"whenever the sense of this indenture so requires.
