BEGINNING at a point on the northerly side of a 50 ft wide right of way at the corner formed by the intersection
of the southwesterly corner of the land described herein with the southeasterly corner of the land now or
formerly of Diane Smith,the said point of beginning also being north 49 degrees 52 minutes 20 seconds East
154.92 feet from the northeasterly terminus of Sound View Avenue;
RUNNING THENCE from the point of beginning North 26 degrees 45 minutes 09 seconds West 234.32 feet;
RUNNING THENCE North 25 degrees 39 minutes 10 seconds West 289.42 feet to a tie line along the mean
high water mark of the Long Island Sound;
RUNNING THENCE along the said tie line North 57 degrees 42 minutes 14 seconds East 193.38 feet;
RUNNING THENCE South 26 degrees 10 minutes 50 seconds East 541.85 feet to the northerly side of a
50 ft wide right of way;
RUNNING THENCE along the northerly side of the said 50 ft wide right of way South 57 degrees 08 minutes
50 seconds West 193.72 fest to the point or place of BEGINNING.
This transfer is pursuant to Letters Testamentary issued on June 28, 2021 in the Surrogate's Court of the
State of New York,County of Suffolk under File Number:2020-3735.
This transfer is a direct bequest under the Last Will and Testament and is without consideration.

BEING AND INTENDED TO BE the same premises as conveyed to the Grantor by Deed dated May 23,2011
and recorded June 24,2011 in Liber 12663 at Page 753.
TOGETHER with all right,title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and
also all the estate which the said decedent had at the time of decedent's death in said premises,and also the
estate therein,which the party of the first part has or has power to convey or dispose of,whether individually,
or otherwise; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the
heirs or successors and assigns of the party of the second part forever.
AND the party of the first part, covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever,except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law,covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose.
The word"party"shall be construed as if it read"parties"whenever the sense of this inden o requires.
