WITNESSETH,that the party of the first part,in consideration often dollars and other valuable consideration paid by the party of
the second part,does hereby grant and release unto the party of the second part,the heirs or successors and assigns of the party of
the second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,lying and being in tbX
Fleets Neck,Town of Southold,County of Suffolk and State of New York,more fully bounded and
described as follows:
BEGINNING at a point on the Easterly side of Pequash Avenue distant 50 feet Southerly from the
corner formed by the intersection of the Southerly side of Stoutenberg Road,and the Easterly side
of Pequash Avenue,and which point of beginning is marked by a concrete monument;
RUNNING THENCE Northerly 61 degrees 09 minutes East 199.90 feet to a concrete monument in
the dividing line between lands hereby conveyed and Lot Number 3,Property of Ravatone Realty
Corporation;
THENCE Southerly 32 degrees 18 minutes East,and along said land of Ravatone Realty
Corporation,50 feet to another concrete monument;
THENCE Southerly 61 degrees 09 minutes West and along land of J.Brower 199.90 feet to a
concrete monument on the Easterly side of Pequash Avenue;
THENCE North 32 degrees 15 minutes West along the East side of Pequash Avenue,50 feet to a
concrete monument at the point or place of BEGINNING.
Said premises being known as and by 5645 Pequash Avenue,Cutchogue,New York.
Being the same premises conveyed to Grantors hereby by deed dated March 10,2000 and recorded
April 11,2000 in the Suffolk County Clerk's Office in Liber 12033,Page 779.
TOGETHER with all right,title and interest,if any,of the party of the first part in and to any streets and roads abutting the above
described premises to the center lines thereof;TOGETHER with the appurtenances and all the estate and rights of the party of the
first part in and to said premises;TO HAVE AND TO HOLD the premises herein granted unto the party of the second part,the
heirs or successors and assigns of the party of the second part forever.
AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the patty of the first part will receive
the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the
purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before
using any part of the total of the same for any other purpose.
AND the party of the first part covenants as follows:that said party of the first part is seized of the said premises in fee simple,and
has good right to convey the same;that the party of the second part shall quietly enjoy the said premises;that the said premises are
free from incumbrances,except as aforesaid;that the party of the first part will execute or procure any further necessary assurance
of the title to said premises;and that said party of the first part will forever warrant the title to said premises.
The word"party"shall be construed as if it read"parties"whenever the sense of this indenture so requires.
