Reeve Charles Van Duzer Henry Moisa Alfred Grebe MINUTES $outhola Tp~.~n Planning Board October !~, 19~7 A regular meeting of the Southold To~m Planning Board was held at 7 P. M. on Tuesday, October l~, 19~7, in the Town Clerk's Office in Southold, N. Y. There were present: Messrs. Wickham, Van Duzer~ Moisa and Grebe. Absent: Mr. Harold R. Reeve Also present: Members of the Board of Appeals: ~M. Gillispie and Mr. Rosenberg, Mr. Howard Terry, Building Inspection, and M~. Harold W. Price, Supt. of Highways. Mr. James Wasson of Mattituck, N. Y. appeared before the board with regard to his petition for a change of zone from "A" Residential to "B" Business on property 200' frontage x 212' in depth located on Peconic Bay Blvd in Mattituck. Mr. Wasson stated that at present it is non-conforming property, used for the storage of scrap lumber, steel, etc. He is petitioning for this change of zone in order to erect small summer rental units. It was the decision of the board to hold this matter over until the next meeting in order to give the board members an opportt~mity to visit the property in question and to consider the petition further. Mr. John A. Muir of East Marion, N. Y., appeared regarding Part Two of petition of John A. Muir, George G. Muir and A. B. Rosenberg, all of East Marion, N. ~., for a change from '~" Resi- dential to "B" Business district. Board advised Mr. Muir that Part One of their petition had been recommended to the Tova~ Board for the requested change to "B" Business district but 'that they had not as yet had an opportunity to hear the report by a member of the board who visited the property in question. The Chairman advised Mr. Muir again that the matter would be discussea and a decision arrived at 'later in the evening. Southold Town Planning Board October l~, 19ff7 MINUTES, Continued The Board then discussed in detail the following amendments to the Building Zone Ordinance with Messrs. Rosenberg, Gill~ispie Terry and Price. It was' RESOLVED, that the Planning Board recommend to the Town Board the following amendments: 1. Article IX - Amendments - Section 901, paragraph (a) be changed to read one (1) instead of two (2) newspapers. 2. Article IV - "B" Business District - Section 409 To add to Section 409: Provided any building used for Residential purposes shall have lot area, widths and all yard requirements at least equal to those required in the "A" Resi- dential and Agricultural District, unless varied by special exception of the Board of Appeals. This amendment is in addition to recommendation to the Town Board of August 7, 19~7, and might be a substitute for same. 3. Section 1007- Non-conforming Uses-- In consultation with the members of the Appeals Board we recommend that paragraph two of the Planning Board's recommendation of August 7, 19~7, under Non-conforming Uses, beginning Alterations-- be changed to read: A non-conforming building may not be reconstructed or structurally altered during its life unless a special exception shall first be granted by the Board of Appeals. Minutes of the October 1st meeting were read. On motion made by Mr. Moisa, seconded by Mr. Grebe, and carried, minutes were approved. Mr. Moisa then reported on his visit to the property of Messrs. J. A. Muir, G. G. Muir~ and A. B. R osenberg in Greenport. AND~ SUBSTITUTING A NEW SECT ION 901 _ WHEREAS the Southold Town Planning Board has prepared an official report and recommendation to amend the Buildiug Zone Ordinance of the Town of Southold, Suffolk County, N.
