SCTM# 1000-112-1-13 The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the Town of Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy Standards. Based upon the information provided on the LWRP Consistency Assessment Form submitted to this department, as well as the records available to me, it is my recommendation that the action is INCONSISTENT with the LWRP policy 4. 1. The proposed construction is located 51.11' from the top of the bluff, where 100' is required. Proposed accessory structure swimming pool and spa on the seaward side of the residence and detached garage on the landward side of the residence will be located within the side yard of the principal residence. Proposed project will be conducted on landward side of CEHA and landward of erosion control silt fencing. Located: 4355 Aldrich Lane Ext., Mattituck. SCTM#112-1-13 Inspected by: Carol Brown, Nancy May The CAC does Not Support the application because the proposed structures do not meet the setbacks requirements in accordance with Ch. 275. Due to the existing erosion on the bluff, the CAC recommends a 20' vegetated buffer planted with native vegetation. You speak of the proposed garage in your description and you submitted plans for all proposed to the west of the dwelling, are you applying for it? if yes, all proposed structures in that area must be part of the description with dimensions, even if they are pervious. There are additional proposed structures not in your description'in the pool area and seaward of the dwelling, please elaborate on your description. Also, is the pool area raised? There are steps up from the converted garage area to pool. If this is raised or partially raised that needs to be part of the permit. Please update your description via email as soon as possible in order to be considered for the November public hearing.
