contained, situate, lying and being a part of a Condominium in the Town of Southold,
County of Suffolk and State of New York, known and designated as Unit 6A-1 in that
certain Declaration dated July 8, 1987 establishing a plan for condominium ownership of
the buildings known as Cleaves Point Commons Condominium, Shipyard Lane, East
Marion, New York and the Land on which the Buildings are erected, which Land is more
particularly described in said Declaration, pursuant to Article 9-B of the Real Property
Law of the State of New York, which Declaration was recorded in the office of the Clerk
of Suffolk County Division of Land Records on July 28, 1987, in Liber 10375 Page 01,
as amended by documents recorded at Liber 12450 Page 958, Liber 12744 Page 892,
Liber 12776 Page 861, and Liber 12987 Page 764. This Unit is also on the Suffolk
County Tax Map as District 1000, Section .038.02, Block 02.00, Lot 010.000 and on the
plans of the Condominium, prepared and certified by Kontokosta Associates, filed in The
Office of the Clerk of Suffolk County on the 28" day of July 1987 as Map Number 166.

FOR CONVEYANCING ONLY:TOGETHER with all right,title and interest of the party of the first part,of,in and to the land lying

DESCRIPTION
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said
premises,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part,the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part,covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law,covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration as
a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to
the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party"shall be construed as if it read "parties" whenever the sense of this indenture so requires.
