as executor of the last will and testament ofJOSEPHINE P. ISAACS, late of Suffolk
County New York, who died on November 9, 2020; and was the
surviving tenant by the entirety of Clifton B. Isaacs, late of
Suffolk County, New York, who died on March 10, 2000,
party of the first part,and
RICHARD C. ISAACS, residing at 4100 Depot Lane, Cutchogue,
New York 11935,
party of the second part,
WITNESSETH,that the party of the first part, individually and to whom letters testamentary were issued by
the Surrogate's Court of the State of New York for the County of Suffolk on
July 14, 2021 (Surrogate's Court File #202 1-2 422/A)and by virtue ofthe power
and authority given in and by said last will and testament, and in consideration of partial distribution
pursuant to paragraph SECOND of Last Will and Testament of Josephine P.Isaacs detlaFS,
paid by the party of the 68GOnd part,does hereby grant and
release unto the party of the second part,the heirs or successors and assigns of the party of the second part
forever,
ALL that certain plot, piece or parcel of land,with the buildings and improvements thereon erected,situate,
lying and being at Cutchogue, -in the Town of Southold, County of Suffolk
and State of New York, bounded and described as follows:
PARCEL A
�gd BEGINNING at a point on the northeasterly line of Depot Lane about
416 feet southerly along said northeasterly line from land of the
Long Island Railroad and about 160 feet northerly from land of
Sacred Heart Cemetery; from said point of beginning running thence
along land now or formerly of ALGABCA INC. North 460 05' 50" East
160.0 feet to other land of the party of the first part; thence
along said last mentioned land the following two (2) courses and
distances: (1) parallel with said northeasterly line of Depot
Lane, South 43' 57' 10" East 80.0 feet to a monument; thence
(2) South 460 05' 50" West 160.0 feet to a monument on said
northeasterly line of Depot Lane; thence along said northeasterly
line of Depot Lane North 43' 57' 10" West 80.0 feet to the point
of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed by deed dated
March 5, 1957 and recorded in the Suffolk County Clerk's Office on
March 15, 1957 in Liber 4272 Page 463.

(� BEGINNING at a point on the northeasterly line of Depot Lane at
the southerly corner of the land about to be described herein,
which point is 576+ feet from land of the Long Island Railroad;
running thence along said northeasterly line of Depot Lane North
43' 57' 10" West 80.50 feet to the southerly corner of other land
of the party of the first part; thence along said last mentioned
land the following two courses and distances as follows: (1)
North 46' 05' 50" East 160.0 feet; thence (2) North 430 57' 10"

along said last mentioned land North 46' 05' 50" East 10.0 feet;
thence still along land of ALGABCA INC. and land of Sacred Heart
Cemetery South 43' 57' 10" East 159.36 feet to land of Sacred
Heart Cemetery; thence along said last mentioned land South 45'
42' 50" West 170.00 feet to the northeasterly line of Depot Lane
and the point of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed by deed dated
March 17, 1961 and recorded in the Suffolk County Clerk's Office
on March 24, 1961 in Liber 4964 Page 157.

TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and
roads abutting the above-described premises to the center lines thereof;
TOGETHER with the appurtenances, and also all the estate which the said decedent had at the time of
decedent's death in said premises, and also the estate therein, which the party of the first part has or has
power to convey or dispose of,whether individually,or by virtue of said will or otherwise;
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will
apply the same first to the payment of the cost of the improvement before using any part of the total of the
same for any other purpose.
The word"party"shall be construed as if it read"parties"whenever the sense of this indenture so requires.
