THIS INDENTURE,made as of the day of nLoAl 2024,
between William Rich IV and Elizabeth Bourne as Co-Executors of the last will and testament of
William Rich III, late of 500 Meadow Lane, Cutchogue; New York 11935, who died on the
Twenty-seventh Day of November,Two Thousand Twenty-Three,
party of the first part,and
William Rich IV, residing at 165 Morris Avenue, Rockville Centre, New York 11570, as to an
undivided fifty '(50%) percent interest, and Elizabeth Bourne residing at 98 Laurel Drive,
Massapequa Park,New York 11762,as to an undivided fifty(50%)percent interest,as Tenants in
Common,
party of the second part;
WITNESSETH, that the party of the first part, to whom letters testamentary were issued
by the Surrogate's Court, Suffolk County, New York on March 11, 2024, and by virtue of the
power and authority given in and by said last will and testament,and/or by Article 1 I of the Estates,
Powers and Trusts Law, and in consideration of$10,00, lawful money of the United States, paid
by the party of the second part,does hereby grant and release unto the party of the second part,the
distributees or successors and assigns of the party of the second part forever;
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon
erected, situate, lying and being in the Town of Southold, at Cutchogue, County of Suffolk and
1000 State of New York,being bounded and described as follows:

the said easterly line from New Suffolk Avenue; said point of the beginning being the
0 Z.0" northwesterly corner of land now or formerly of Ruth Case,now or formerly of David Terry Case
and from said point of beginning.

160.22 feet;
THENCE along the southerly side of Meadow Lane North 76 degrees 51 minutes 40 seconds cast,
237.18 feet to West Creek:
THENCE along West Creek,the following two courses and distances:
1)south 09 degrees 36 minutes 31 seconds west,64.45 feet;
2)south 03 degrees 46 minutes 13 seconds east, 146.54 feet to land now or formerly of David"ferry
Case;
THENCE along the said last mentioned land, south 89 degrees 56 minutes 40 seconds west,
265.97 feet to the easterly side of Meadow Lane,the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the Grantor herein by
Deed dated May t,2009 and recorded May 15,2009 in Liber D00012588,page 214.
SAID PREMISES known as 500 Meadow Lane,Cutchogue,New York 11935.
TOGETHER with all right,title and interest, if any,of the party of the first part in and to
any streets and roads abutting the above described premises to the center lines thereof;
TOGETHER with the appurtenances,and also all the estate which the said decedent had
at the time of decedent's death in said premises,and also the estate therein,which the party of the
first part has or has power to convey or dispose of,whether individually,or by virtue of said will
or otherwise;
TO HAVEAND TO HOLD the premises herein granted unto the party of the second part,
the heirs or successors and assigns of the party of the second part forever.

AND the party of the first part covenants that the party of the first part has not done or
suffered anything whereby the said premises have been encumbered in any way whatever,except
as aforesaid.
AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants
that the party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying the
costs of the improvement and will apply the same First to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
The word"party" shall be construed as if it read"parties"whenever the sense of this
indenture so requires.
