BEING the same premises conveyed to the party of the first part by deed dated December 20, 2016 and
recorded in the Office of the Suffolk County Clerk on February 6, 2017 in Liber Liber 12899 Page 550 and
by deed dated October 15, 2021 and recorded on March 9, 2022 in Liber 13146 page 474.
BEING the same premises known as 475 Inlet Drive, Mattituck,NY 11952(District 1000, Section 106.00,
Block 02.00, Lot 020.000).
TOGETHER with the appurtenances, AND ALSO all the estate which the said Trustee had in
said premises, AND ALSO the estate therein, which the Grantor has power to convey or dispose
of, whether individually, or by virtue of said Trust, or otherwise.
TOGETHER with all right,title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE
AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law,covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and
will apply the same first to the payment of the cost of the improvement before using any part of the total of
the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the
sense of this indenture so requires.

ALL that certain plot, piece or parcel of land, situate, lying and being at Mattituck, Town of Southold,
County of Suffolk and State of New York, known and designated as Lot#88, Block 6, on a certain map
entitled, "Map of Captain Kidd Estates", and filed in the Office of the Clerk of the County of Suffolk on
January 19, 1949 as Map#1672, said lot being bounded and described as follows:
BEGINNING at a point on the westerly side of Inlet Drive distant 250.00 feet southerly from the southerly
most end of a curve connecting the westerly side of Inlet Drive with the southerly side of Summit Drive,
said point of beginning also being where the division line between Lot 88 and Lot 87 intersects the
westerly side of Inlet Drive;
RUNNING THENCE from said point of beginning along the westerly side of Inlet Drive, South 03 degrees
59 minutes 30 seconds West, 110.00 feet to a point;
THENCE along the division line between Lot 88 and Lot 89, North 86 degrees 00 minutes 30 seconds
West, 144.71 feet to a point;
THENCE along the division line between Lot 88 and Lot 91, North 03 degrees 59 minutes 30 seconds East,
79.26 feet to a point;
THENCE along the division line between Lot 88 and Lots 86 and 87, North 82 degrees 00 minutes 00
