The Planning Board (PB) files contain an approved site plan dated April 9. 1984.

Business with parking in the rear.
The site plan file is available for review at the Planning Boards Office.
Enclosed is a copy of the approved site plan, PB resolution dated 4/10/84 and

Mro Richard Gassner met with the Board for a presubmission conference
to discuss construction of a fiberglass roof on an existing building
for protection from whether when repairing boats.
On motion made by Mr. Ortowski~ seconded by Mr~ Latham~ it was
RESOLVED that the Southold Town Planning Board approve the site plan
~'Richard Gassner~ to construct a fiberglass roof~ 12 feet by the
width of the existing buildings for the purpose of a shelter to re-
pair boats~ thus amending existing site plan.

Mr. Joseph Shipman met with the Board for a presubmission conferen
to construct a commercial sign° Mr~ Raynor advised Mr. Shipman to
submit revised plans to the office showing his proposed building~

Shipman was asked to stake the four corners of the proposed building
for an inspection by the Board° Mr. Shipman stated this business
would have three employees and no retail sales would be on the prop-
erty as it would be a tree service business° Mr. Shipman stated the
easement would not be obstructed in any way.
On motion made by Mr. Wall~ seconded by Mr° Orlowski~ it was

subject to receipt of three copies of revised plans from the applicant./

Elizabeth Diefendorf - The B~ard reviewed correspondence from the
applicant and the proposed covenants and restrictions for this property°
It was noted the property would be restricted to contain not more
than four tots and no where in the restrictions does it mention the
two lots tha~ were approved. The applicant also proposed that no
residential structure would be constructed near the wetlands in acco~A'
dance with Article 25 of the New York State Department of Environmental
Conservation (requesting amendment to Planning Board condition of a
100 foot setback); the board questioned whether this would leave the
board open to changes the DEC might have in the future regarding set-
back requirement~ It was the concensus of the Board to forward infor-
mation to the Town Attorney and request his op~niOno

Dear Mr. Price:
Prior to our regular meeting March 28, 1983, a field in-
spection was made on the above captioned property. As you
recall at our meeting March 7, 1983 concern was expressed
regarding the ingress and egress and its effect on the line
of site with oncoming traffic. The following resolution was
passed:
RESOLVED that the Southold Town Planning Board approve
the field report on the property of Robert Ringold/Carwash
with regard to the location of the ingress and egress as the
line of vision east and west is very adequate.
Upon receipt of the filed covanants and restrictions, this
matter will be placed on the Planning Board agenda for discus-
sion and/or action.
