Oregon 97229,as to an undivided 35%interest, party of the first part;and
J JANE BIENEMAN AND GIANFRANCO MITRIONE,wife and husband, residing at 250 West 94th Street,
New York, New York 10025, party of the second part,
WITNESSETH,that the party of the first part, in consideration Ten and 00/100--($10.00)--Dollars, and
other good and valuable consideration paid by the party of the second part,does hereby grant and release

BEGINNING at a monument set on the southwesterly line of New Suffolk Avenue where
the same is intersected by the southeasterly line of land now or formerly of Jeffrey J.
Sullivan and Jill M. Sullivan;
RUNNING THENCE along said southwesterly line of New Suffolk Avenue, South 67
degrees 00 minutes 00 seconds East 175.00 feet to a concrete monument and land now or
formerly of JBMNY LLC, Russell C. McCall, and Rusty NY LLC;
THENCE along said land South 14 degrees 07 minutes 00 seconds East 215.12 feet to an
iron pipe and land now or formerly of Eileen Courtien Family Trust, Maryanne Percy and
Eileen Courtien;
THENCE along said land South 75 degrees 53 minutes 00 seconds West 139.54 feet to an
