WITNESSETH,that the party of the first part, in consideration of One Dollars and No Cents
($1.00)and other valuable consideration paid by the party of the second part,does hereby grant and
release unto the party of the second part,the heirs or successors and assigns of the party of the second part
forever;
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon
erected,situate, lying and being in the at Laurel, Southold Town, Suffolk County,New York, bounded
and described as follows:
BEGINNING at a concrete monument set on the northerly side of Peconic Bay Boulevard at the
southeasterly corner of the premises herein described adjoining land of Kenneth Ramsauer and Marilyn
Ramsauer,his wife, said monument also being 75 feet S. 30'07'W. measured along the northerly side of
Peconic Bay Boulevard from a monument marking the southeasterly corner of land of Ramsauer
adjoining land of J. Blair Young,from said point of Beginning,
RUNNING THENCE along the northerly side of Peconic Bay Boulevard S. 30'7'W. 100 feet to
a concrete monument and land of Ketcham,
RUNNING THENCE along said land of Ketcham N. 59'53'W. 200 feet to a concrete monument
and land of J. Blair Young,
RUNNING THENCE along said land of Young N. 30'07'E. 100 feet to a concrete monument
and said land of Ramsauer,

feet in width running from Peconic Bay Boulevard to high water mark of Peconic Bay,the easterly line of

line of Peconic Bay Boulevard at the northwest corner of land now or formerly of Robert Seeley and
running thence S. 18'49'E. 577 feet,more or less,to the high water mark of Peconic Bay,
TOGETHER with another right of way 30 feet by 30 feet to be used for the purpose of parking
and turning around motor vehicles, said right of way is more particularly described as follows: The
northeast corner of said right of way is a point on the westerly line of the above menionted ten foot right
of way and the said point is 327 feet south of the northwest comer of the above mentioned ten food right
of way. The northerly and southerly lines of said right of way are parallel to the southerly line of Peconic
Bay Boulevard and the westerly line is parallel to the westerly line of the ten foot right of way above
mentioned.
RESERVING A LIFE ESTATE UNTO THE PARTY OF THE FIRST PART,Lottie F.Jones
BEING AND INTENDED TO BE the same premises conveyed to party of the first part by deed
dated September 21 1951,recorded in the Suffolk County Clerk's Office on September 25, 1951 in Liber

BEING AND INTENDED TO BE the premises commonly known as 4605 Peconic Bay
Boulevard,Laurel New York 11948;
TOGETHER with all right, title and interest, if any,of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in
and to said premises,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part,the
heirs or successors and assigns of the party of the second part forever.
AND the party of the first part,covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law,covenants that the
party of the first part will receive the consideration for this conveyance and will hold the right to receive
such consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement
and will apply the same first to the payment of the cost of the improvement before using any part of the
total of the same for any other purpose.
The word "party" shall be construed as if it read"parties" whenever the sense of this indenture so
requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and
