However,with respect to the bedrooms, not having a closet within a room does not eliminate that room from being considered a bedroom. If a room is private, and has a hinged door to close it,we have to view it as a bedroom/sleeping room. Therefore when looking at the plan for this home, it appears to be a 5 bedroom home,which would need a 5 br sanitary system, regardless of how the current owner uses or labels the rooms. If one of these "office"'rooms are opened up to become part of the non private, or main living space,then we would no longer view that space as a bedroom. That is why in my email yesterday I asked for either the drawings amended to show that walls from one of those rooms be opened up or health department approval for the 5th bedroom. In the upstairs,the room with the closet and bath are the master bedroom and the other room with no closet and built it bookshelves is a library or den. The wall in the basement simply encloses the utility room and the rest is storage.There are not any other finished walls. The room on the main floor adjacent to the kitchen,also does not have a closet is also a den/office.There are only 3 bedrooms. Thank you for your help. In the basement, is this a finished space? The plans note"unfinished", however there are walls, partitions,and a labeling of recreation area. Please clarify the use and what the extent of finishes consist of. On the upper levels,there are 2 rooms being labeled as "office", however they are both private rooms, which have the ability to be easily used as a bedroom. Since you are limited to 4 bedrooms, only one of these can be that office/ bedroom;the other will either need the door removed and a larger opening created so it becomes part of the main living space,or we will need health department approval of it being a (potentially) 5 bedroom home. Please advise how you would like to move forward with the application so.l can continue the review accordingly.
