I do need some additional details and clarification to the drawings: -On the basement plan, please give details of the wall construction.. lumber sizes, insulation values, drywall composition; indicate proper fire separation -Also in the basement,the duct work you have shown drops lower than the ceiling joists, leaving a clearance height of 6'-2". Please note this is not acceptable to code and the hvac system will need to be redesigned to allow for proper clearances. You mutt maintain a minimum of 6'-4" clearance. Since this duct runs with the only path of travel, we can not work with it. -On the first floor,you are removing the ceiling thru the living area.. p ease indicate what structural alterations may be needed to accomplish this.
