and State of New York, known and designated as Lots 18, 19 and 20 on a certain map entitled "Map of
Arrowhead Cove" filed in the Office of the Clerk of the County of Suffolk on June 20, 1963 as Map No.

SAID PREMISES are known as and by the street number 2675 Arrowhead Lane, Peconic, New
York 11958;
SAID PREMISES BEING AND INTENDED TO BE the same premises conveyed to Nancy
Stanton Knox Talcott, fWa Nancy Stanton Talcott,and Lynn Larsen, or their successors, as Trustees of

interest,and by Bargain and Sale Deed with Covenant Against Grantor's Acts dated May 28, 2019 from
Elaine N. Abelson to Nancy Stanton Knox Talcott, f/k/a Nancy Stanton Talcott,and Lynn Larsen, and
their successors,as Trustees of the Nancy Stanton Talcott 2009 Trust U/A dtd. 07/07/2009, recorded in
the Suffolk County Clerk's Office on July 22, 2019,at Liber D00013020, Page 625 as to an undivided

Twenty-Two and One-Half(22.5%) Percent interest, bringing the party of the first part's undivided
interest to Sixty-Two and One-Half(61.5%) Percent.
Title to the remaining Thirty-Seven and One-Half(37.5%) Percent interest in the premises is held
by Nancy Stanton Talcott, individually, having acquired such interest by Bargain and Sale Deed with
Covenant Against Grantor's Acts dated December 13, 2012 from Elaine N. Ableson, recorded in the
Suffolk County Clerk's Office on January 17,2013, Liber D00012717, Page 893 as to an undivided
Twenty-One and One-Half(21.5%) Percent interest, and by Bargain and Sale Deed with Covenant
Against Grantor's Acts dated December 13,2012 from Elaine N. Ableson, recorded in the Suffolk County
Clerk's Office on January 17, 2013, Liber 1300012717, Page 894 as to an undivided Sixteen(16%)
Percent interest bringing the undivided interest of Nancy Stanton Talcott to Thirty-Seven and One-Half
(37.5%)Percent.
TOGETHER with all right,title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof;
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in
and to said premises;
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part,the
heirs or successors and assigns of the party of the second part forever.
AND the party of the first part, covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the
party of the first part will receive the consideration for this conveyance and will hold the right to receive
such consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement
and will apply the same first to the payment of the cost of the improvement before using any part of the
total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and
