WITNESSETH,that the party of the first part,in consideration of ten dollars(SIO)paid by the party of the second
part,does hereby remise,release and quitclaim unto the party of the second part,the heirs or successors and assigns
of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Fishers Island,Town of Southold,County of Suffolk,and State of New York,bounded and
described as set forth on Schedule A hereto.
Being and intended to be the same premises conveyed to the party of the first part in deed dated December 24,2015
and recorded in the Office of Suffolk County Clerk on February 16,2018 in Liber D00012851 page 823.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets
and roads abutting the above-described premises to the center lines thereof;TOGETHER with the appurtenances and
all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the
party of the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such con-
sideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will
apply the same first to the payment of the cost of the improvement before using any part of the total of the same
for any other purpose.
The word"party"shall be construed as if it read"parties"whenever the sense of this indenture so requires.

ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon
erected, situate, lying and being at Fishers Island in the Town of Southold, County of
Suffolk and State of New York,being bounded and described as follows:
BEGINNING at a stone monument set on the easterly side of a road forty feet wide, said
monument being 1133.15 feet West of a point which is 2177.55 feet North of another
monument marking the U.S.Coast and Geodetic Survey Triangulation Station"NIN"(which
said "NIN' monument is located near the western end of a ridge overlooking the south
shore of Fishers Island and on the highest point between Chocomount and Mount Prospect
and lies South 45 degrees 17 minutes 26 seconds East of North Dumpling Light in Fishers
Island Sound); and
RUNNING THENCE eastwardly and following the arc of a curveto the right having a radius
of 109.00 feet and the direction of whose radius at that point is South 14 degrees 39
minutes 20 seconds East 136.97 feet to a stake;
THENCE South 42 degrees 09 minutes 20 seconds East, 228.09 feet to a stake on the
northwesterly side of another road forty feet wide;
THENCE southwestwardly along the northwesterly side of said road and following the arc
of a curve to the right having a radius of 881.01 feet and the direction of whose radius at _
