11955 and MATTHEW WYSOCKI,residing at 302 Fifth Street,Greenport,New York 11944,Individually
party of the first part,and
JAMES R.WYSOCKI,residing at 35500 Main Road,Cutchogue, New York 11935
party of the second part,
WITNESSETH, that the party of the first , to whom letters of administration were issued by the Surrogate's
Court, Suffolk County, New York on March 22, 2023, File No. 2022-1241, and by virtue of the power and
authority given by Article II of the Estates, Powers and Trusts Law, and in consideration of$0.00 dollars, paid
by the party of the second part,does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that or parcel of land situate at Cutchogue, Town of Southold, County of Suffolk and State of New York
and described as follows:
BEGINNING at a monument on the southerly side of Main Road(S.R.25)480.18 feet westerly from the angle
point marking the change in direction of the southerly side of Main Road(S.R.25);
THENCE, from said monument, along the westerly side of land now or formerly of Jon Viviano, south
52042'40"east a distance of 306.00 feet to the northerly side of land now or formerly of Cheryl Viviano;
THENCE,along said land in a westerly direction,south 18051'30"west a distance of 301.00 feet to the easterly

THENCE, along the easterly side of land now or formerly of the Union Free School District No.9, north

Said parcel containing 112,675 square feet or 2.59 acres.
BEING AND INTENDED TO BE the same premises as conveyed to Antone Wysocki and Mary Wysocki, his
wife, in Liber 2307 page 189. Mary Wysocki died on March 17, 1981, Suffolk Surrogate File No. 654 P 1981.
Antone Wysocki died in 1986 Suffolk Surrogate File No. 1903 P 1986 devising subject premises to Antone J.
Wysocki Jr. and Rose Wysocki, his wife. Antone Wysocki Jr. died on June 5, 2019 leaving RoseMarie T.
Wysocki his entire estate.
TOGETHER with all right,title and interest, if any,of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances, and
TAX MAP also all the estate which the said decedent had at the time of decedent's death in said premises,and also the
DESIGNATION estate therein,which the party of the first part has or has power to convey or dispose of,whether individually,
Dist.1000 or otherwise; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the
distributees or successors and assigns of the party of the second part forever.

AND the party of the first part covenants that the party of the first part has not done or suffered anything
