Chairman Orlowskh I would like to call this meeting to order. The first order of busiqess

WHEREAS, this proposed subdivision is for three lots on 27.2 acres located in the R-80
Zoning District; and
WHEREAS, two of the lots are greater than 80,000 sq. ft. and the third is im proved and
contains an 80,095 sq. ft. building envelope exclusive of a larger lot from which 21.235
acres of Develc pment Rights were sold to the Town of Southold on March 3, 1986;land
WHEREAS, The Town of Southold Town Trustees issued a letter of non-jurisdiction on
October 23, 2001 for th 9 action; and
WHEREAS, O~ May 12, 2003 the Southold Town Planning Board established itselI as
lead agency and as lead agency granted a Negative Declaration for the Unlisted Action;
and
WHEREAS, the Suffolk County Department of Health issued a permit for the action on
July 24, 2003; and
WHEREAS, the Suffolk County Water Authority issued a letter of water availability on

Lead Agency Coordination:
Chairman Orlowski: Oregon Landin~ - The proposed major subdivision involves the
subdividing of a 25,79 acre parcel (SCTM# 1000-83-2-9.1 ) into five lots where Lot 1 =
81,039 sq. ft., Lot 2 = 81,016 sq~ ft., Lot 3 = 75,738 sq. ft., Lot 4 = 70,383 sq. ft. and Lot
5 = 18.28 acres of which 15.97 acres is proposed for a Development Rights Sale.
The property is located n/o Oregon Road, between Cox's Lane and Bridge Lane, ir~
Cutchogue. SCTM#1000-83-2-9
This has been scratched from the agenda because there is no contract on the
Development Rights as of yet.

0.255 acres of Parcel I to Parcel 2 where, after the transfer, Parcel 1 would equal~
0.918 acres and Parcel 2 would equal 1.063 acres. The property is located 375' east on
N. Bayview Road from Cedar Avenue in Southold.

WHEREAS, the applicant proposes to amend the lot line between SCTM#1000-78-8-
16.2 (Parcel 1) and 1000-78-8-17.2 (Parcel 2) and transfer 0.255 acres of Parcel 1 to
Parcel 2; and
WHEREAS, after the transfer, Parcel 1 would equal 0.918 acres and Parcel 2 woul~J

WHEREAS, the applica,nt proposes a site plan for a new 7,500 sq. ft. 2nd floor addition

WHEREAS, on June 30, 2003, a formal site plan application was submitted for

WHEREAS, on July 14, 2003, the Southold Town Planning Board started the lead
agency coordination process on this Unlisted Action; and
WHEREAS, on July 29, 2003, the Suffolk County Department of Public Works
responded with no objection to the Town of Southold Planning Board assuming lead
agency status; and
WHEREAS, on August 7, 2003, the Suffolk County Department of Health responded
with no objection to the Town of Southold Planning Board assuming lead agency
status; therefore, be it
RESOLVED that, on September 8, 2003, the Southold Town Planning Board, acting

WHEREAS, on August 11, 2003, the Southold Town Planning Board started the lead
agency coordination process on this Unlisted Action; therefore, be it
RESOLVED that, on September 8, 2003, the Southold Town Planning Board, acting
under the State Environmental Quality Review Act, performed a coordinated review of
this Unlisted Action. The Planning Board establishes itself as lead agency, and as lead
