Based upon all testimony, documentation, personal inspection of the property and the area,and other evidence, the Zoning Board finds the following facts to be true and relevant PROPERTY DESCRIPTION: The applicant's vacant property is apie-shaped lot ioeated on the north side'of Reydon Drive and south side of an unnamed roadway, at Reydon Shores, Southold, according to the map of Anthony W. Grant of the area varianee will not produce an undesirable change in the character of the neighborhood or detriment to nearby properties. The variance involves a small corner portion of the dwelling at the northeasterly section part of the proposed dwelling. The dwelling is modest, at 1300 sq. ft. The,property contains three yard areas which are front, with the only remaining yard as the rear yard. Under the definitions of the zoning code, there is no designated 15 ft. minimum side yard on this corner tot that might otherwise be available. The available area is very restricted, and the lot has an unusual shape. 1. The benefit sought by the applicant cannot be achieved by some method, feasible for the applicant to pursue, other than an area variance. The proposed location will meet the minimum requirements of the code for all other property line setbacks, and is similar to other dwellings in the community. The applicant's lot has an unusual shape which limits the available area to build a dwelling. 3.
