Grantor's right,title and interest in and to
ALL that certain plot, piece or parcel of land with the buildings and improvements
thereon erected, situate, lying and being at Cutchogue, Town of Southold, County of Suffolk,
State of New York, as more particularly bounded and described on Schedule A annexed hereto
and made a part hereof.
SAID PREMISES known as 15705 County Road 48, Cutchogue, New York 11935 and
having Suffolk County Tax Map Designation District: 1000, Section: 101.00, Block: 01.00, Lot:
011.000.
Being and intended to be the same premises conveyed 1) to Mary Lee Jefferson by deed
dated August 25, 1959, and recorded in the Office of the Clerk of Suffolk County on September
21, 1959 In Liber 4694; Page 596; 2) to Mary Lee Jefferson by deed dated July 23, 1958 and
recorded in the Office of the Clerk of Suffolk County on July 25, 1958 in Liber 4490, Page 426;
3) to Rev. Eugene Jefferson,by deed dated June 23, 1994 and recorded in the Office of the Clerk
of Suffolk County on June 24, 1994 in Liber 11682, Page 658; and 4) to Keith Pettus, as Trustee
of the Mary E. Jefferson Irrevocable Living Trust by deed dated June 17, 2015 and recorded in
the Office of the Clerk of Suffolk County on December 21,2015 in Liber 12845, Page 675.
TOGETHER with all right, title and interest, if any, of Grantor of, in and to any streets
and roads abutting the premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of Grantor in and to said
premises,
TO HAVE AND TO HOLD, the premises herein granted unto Grantee, the heirs or
successors and assigns of Grantee forever.
AND Grantor covenants that Grantor has not done or suffered anything whereby the said
premises have been encumbered in any way whatever except as aforesaid.
AND Grantor, in compliance with Section 13 of the Lien Law, covenants that Grantor
will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund for the purpose of paying the cost of the improvement and will

apply the same first to the payment of the cost of the improvement before using any part of the
total of the same for any other purpose.
The words"Grantor and Grantee" shall be construed as if they read"Grantors and
Grantees"whenever the sense of this indenture so requires.
