Please be advised that absent a subdivision application and outside the formal process of reviewing that application, the Planning Board cannot make a certain determination on the number or location of lots that might be approved in a subdivision. In response to your request, however, the Planning Board reviewed the draft plan, the slope map, and the site and found that there may be the potential for up to 3 lots along the bluff and 1 located in the field south of the bluff. As stated above, for the Planning Board to determine the exact yield of the parcel and the location of the proposed lots, pursuant to §240-9 of the Southold Town Code, an application must be submitted to the Planning Department for review. This application must include all required materials, including but not limited to an Existing Resource Site Analysis Plan (ERSAP), Yield Plan, and a primary and secondary Conservation Areas Plan.
