Stephanie M.Zahn,as Trustee of the Christine and Mario Tomiatti Irrevocable Trust,dated March 25,
2024,of 178 Stuyvesant Drive, Selden,New York 11784,
party of the second part;
WITNESSETH,that the party of the first part, in consideration of Ten Dollars and No Cents
($10.00)and other valuable consideration paid by the party of the second part,does hereby grant and
release unto the party of the second part,the heirs or successors and assigns of the party of the second part
forever;
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon
erected,situate, lying and being in the Town of Southold, Suffolk County,and State of New York,and
designated as Unit No. 2613,together with a 3.20 percent undivided interest in the Common Elements of
the Condominium hereinafter described as the same as defined in the Declaration of Condominium
hereinafter referred to.
The real property above described is a Unit shown on the plans of a Condominium prepared and certified
by Robert Tast,Architect,and maps filed by Young&Young,Licensed Surveyor,and filed in the Office
of the Clerk of Suffolk County on the 25th day of August, 1989,as Map No.219,defined in the
Declaration of Condominium entitled, "The Cove at Southold Condominium" made by the Cove at
Southold,Inc., under Article 9-13 of the New York Real Property Law dated 25th day of August, 1989,
and recorded in the Office of the Clerk of Suffolk County on the 25th day of August, 1989,in Liber
10917 of Conveyances,at Page 477,covering the property therein described. The land area of the
property is described in said Declaration of Condominium recorded in Liber 10917 page 477.
BEINGAAID INTENDED TO BE the same premises conveyed to party of the first part by deed
dated April 18,2005,recorded in the Suffolk County Clerk's Office on May 31,2005 in Liber
D00012389 Page 898,
BEINGAND INTENDED TO BE the premises commonly known as 500 Meadow Court Unit
26, Southold,New York 11971,with the intended use of the unit as residential,
TOGETHER with all right,title and interest, if any,of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in
and to said premises,

TO HAVE AND TO HOLD the premises herein granted unto the party of the second part,the

anything whereby the said premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law,covenants that the
party of the first part will receive the consideration for this conveyance and will hold the right to receive
such consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement
and will apply the same first to the payment of the cost of the improvement before using any part of the
total of the same for any other purpose.
The word "party" shall be construed as if it read"parties"whenever the sense of this indenture so
requires.
