The property is located within the B - General Business. The applicant is looking to construct two buildings on the property which will contain retail on the first floor and warehouse/storage on the second floor. The plans include the draft site plan prepped by Key Civil Engineering sheet C-2, last revised 5/8/24, floor plan and elevations as prepared by MCH Architect Design, sheets A-1, A-2, A-4 dated 8/10/23 and Sheet A-3 dated 11 A 3/23. If you would please review the enclosed materials for content regarding the proposed uses. Please confirm that the following: • The proposed retail use within each building is acceptable under the code and is calculated per building and not combined between the buildings pursuant to section 280-48 A(2)(a); • The building sizes meet the code requirements; • The parking calculations for each specific use is divided between the two uses. Where we combine the two retail spaces and calculate parking in addition to the two warehouse spaces with their separate parking calculation. • The proposed site plan and depicted parking meet the zoning code requirements for setbacks, site circulation and landscaping requirements. I'm following up on the notice of incompleteness we sent out in mid-August. As I was taking a closer look at the site plan materials, I noticed that the floor plans do not include restrooms, even though an IA sanitary system is planned. Please provide updated floor plans that incorporate these facilities. Additionally, during our pre-submission conference, there was discussion about how the warehouse might be used in conjunction with the existing retail space at Renee's, possibly involving customer visits to view and pick up items. To clarify the intended use, please provide a business narrative including: • The specific use of the site (e.g., private or public warehouse, retail space, or a combination thereof) as defined by Southold Town Code §280-4 • Details on expected customer interactions • Average number of employees • Hours of operation • Any additional relevant operational details (e.g., seasonal hours, types of goods stored, etc.) Thanks for your attention to this. If you have any questions, feel free to reach out. Enjoy the holiday weekend! Before the Board can commence its full review, it is necessary to complete the application by submitting the following directly to this department: 1. A separate key map showing location and owners of all adjoining lands within 500 feet, as shown on the latest tax records, at a scale of one-inch equals 100 feet. 2. The locations, names and widths of all rights-of-way within 500 feet of property lines. If none exist within 500 feet of the subject property, indicate the distance to the nearest intersection with a public street. 3. The location and details of aprons, curbs, sidewalks, fencing (type and location), and grading, including existing and proposed topography with two-foot contours (on site and 200 feet beyond the property line). 4. A complete outline of any other existing easements, deed restrictions or covenants applying to the property. Cardinale Warehouses August 14, 2024 5. Lighting Plan details: (a) Revise the photometric plan to ensure that no areas exceed the maximum footcandle limit of 5 footcandles, in accordance with the code requirements. (b) Submit the total lumens per acre calculation. The lighting plan should reflect that the total lumens per acre do not exceed the 25,000-lumen limit, per §172- 5C(2). (c) Submit the cut sheets (lighting manufacturer specifications) for the proposed lighting fixtures. These documents are necessary to verify the cutoff characteristics and ensure the fixtures meet the required standards. (d) Provide details on the types of timing devices that will be used and specify the proposed hours of operation for the lighting. As discussed during the work session, given the project site's location on a New York State Scenic Byway, further assessment of the visual impact will be required during the application review process, after the application has been found complete. Additional renderings are not necessary at this time. If you have any questions regarding this application or its process, please do not hesitate to call this office at (631) 765-1938.
