Peeples EN-CONSULTANTS March 25, 2024 Glenn Goldsmith, Chairman Board of Trustees r 2- Town of Southold ' P.O Box 1179t 11 ;� Southold,NY 11971 Re: JSK Park Avenue LLC,2150 &2200 Park Avenue,Mattituck(1000-123-8-9 & 10) Dear Mr. Goldsmith: We are in the process of seeking approvals for JSK Park Avenue LLC to merge two adjacent waterfront parcels,each of which is currently developed with two single-family dwellings;and to construct a new dwelling,swimming pool and accessory garage in place of the two primary waterfront dwellings,while retaining one of the two existing secondary dwellings located well outside Trustees jurisdiction. Thus, as a result of the project, one of the two parcels would be extinguished, and the number of dwelling structures would be reduced from four to two. The new dwelling would be located farther from the bulkhead and top of bank than both existing waterside dwellings,well landward of the "pier line"and mostly out of Trustees jurisdiction;and the pool would be located the same distance from the bulkhead and top of bank as the existing waterside patio to be removed. Also proposed are a new I/A sanitary system, stormwater drainage system, and 15-foot wide vegetated non-turf buffer in place of existing lawn adjacent to the top of bank. While we therefore believe this to be an excellent,well-designed project that will create substantial net environmental benefits and improvements to the existing conditions,we would appreciate if the Board could visit the property with us on a pre-application basis before the plan gets further along in the review process with the other involved regulatory agencies, including the Town ZBA and Planning Board. Although all of the proposed construction is zoning-compliant, zoning relief is nonetheless required for the creation of the new, larger parcel because its lot width would still be nonconforming. To that end, I am enclosing herewith copies of an existing conditions survey prepared by Kenneth M. Woychuk Land Surveying, PLLC, dated March 25,2024; a proposed conditions site plan prepared by JSK Park Avenue, LLC, last dated March 25, 2024; a check for $150 payable to the Trustees; and "Board of Trustees Application" affidavit and agent authorization forms.
