The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the Town of Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy Standards. Based upon the information provided on the LWRP Consistency Assessment Form"submitted to this department, as well as the records available to me, the proposed variance is INCONSISTENT with the LWRP with the following considerations: 1. The structure although in original form predates zoning regulations. , 2. Any as-built work is not consistent with Policy 1. 3. A vegetated buffer seaward of wetland line that includes existing vegetation is recommended to further Policy 6. 4. Require that the I/A sanitary system be shown on the survey. Pursuant to Chapter 268, the Southold Town Zoning Board of Appeals shall consider this recommendation in preparing its written determination regarding the consistency of the proposed action.
