Closed cell foam was also applied to the interior of the foundation walls in the basement and crawl space . The insulation appeared to be consistent with design: and details drawn by us, and is, to the best of my knowledge, in accordance with applicable New York State codes . (GNCB) is the Engineer of Record for the addition and renovations to the Gray Residence project under construction on Fishers Island, NY. The permit set of structural engineering drawings is dated November 29, 2021. This letter is to summarize the structural engineering scope of work that has been substantially completed. Page 2 of 11 Roxanne Brown, GNCB, was on site to view the existing framing on January 5, 2022, with follow up visits on March 16, 2022 and January 20, 2023 to observe the progress of construction for the structural work. Z&S Contracting, Inc., the General Contractor, provided GNCB with interim photos during the course of the construction phase as work progressed. P. •v ,.Sys' ���* +_ .� r•- +I " Photo P-2: Addition and renovations in progress Foundation: There is a below-grade basement at the south end of the existing house. Access to the basement is through a bulkhead door located at the east side of the house, with stairs leading from grade down to the basement. The foundation walls below grade consist of clay masonry units, i.e., mortared brick. There is an opening at the top of the existing interior brick cross wall to view the shallow depth crawl space beyond, extending to the north. Looking into the crawl space, there are brick piers that support the wood floor framing. A new opening was cut into the brick foundation wall for access to the new bay on the west side. The new bay foundation walls consist of cmu that bear onto concrete footings. There is a new insulated concrete floor slab placed within the basement area. The slab is reinforced with welded wire fabric. Note new wood post. The post is referred to in the wood framing section ahead. Page 4 of 11 The permit drawings show demolition of existing foundation work where the new construction addition was to be located. The house addition area was excavated to a minimum of 3 feet below adjacent grade, the required frost depth for the bottom of the footings. The footing bearing surface appears to be a suitable granular material. Prior to construction, Z&S Contracting, Inc. provided GNCB with submittals for 28-day compressive strength f'c 3,000 psi concrete mix, Grade 60 rebar, and concrete masonry units, all of which were acceptable. sJ!'• • 1 , anY � y ,JY w•`rf. �w i Photo P-5: Addition footings formed below frost depth Gray Residence GNCB .•% Fishers Island, NY t� February 21, 2023 Consulting Engineers, P.C. Page 5 of 11 ' Photo P-6: Concrete masonry cmu foundation wall The new crawl space foundation walls consist of reinforced concrete masonry units (cmu) at the perimeter footprint of the new addition. The cmu walls are centered and supported on continuous concrete footings. The footings are reinforced with parallel continuous #5 bars placed at the bottom of the footing. There are vertical bar dowels placed at the wall corners and 2 feet on center along the length of the wall. There are 244 bars horizontal at the top course of the cmu wall, and horizontal joint reinforcement at each course. The cmu cells are grouted solid. Pressure-treat sill plate is anchored to the top of the cmu wall. New interior cmu piers bear onto square concrete footings reinforced with #5 bars each way, bottom. There is also new foundation work for a new interior wood framed shear wall located at the hallway near the fireplace. The new porch piers consist of cmu piers that bear onto square concrete footings. The bottom of the porch pier footings are placed at a minimum of 3 feet below grade. The permit drawings indicate square concrete piers supported on square concrete footings. The contractor requested substitution of solid grouted cmu in lieu of concrete at the exterior porch pier locations. This is acceptable. First floor framing was replaced at the area behind the fireplace at the expanded Kitchen area where the floor framing was deteriorated . The new floor framing in this area consists of doubled up laminated veneer lumber (LVL)joists, flush framed with joist hangers to supporting beams. Page 8 of 11 r Photo P-9: First floor framing laminated veneer lumber (LVL) The addition new floor framing consists of M wood joists spaced at 16" on center. The floor framing is sheathed with Advantech Flooring. There is a step down to the porch. The new porch floor framing consists of 2x10 pressure treated (PT)joists spaced at 16" on center. The porch floor joists are supported on a PT ledger fastened to the house wall, and include deck ties per the permit set drawings. New stud walls are constructed of 2x wood studs spaced at 16" on center. Wood shear walls are located per the structural drawings, including an interior shear wall. The shear walls are sheathed with plywood wall sheathing and anchored to the foundation with holdown hardware. The wall studs are blocked horizontally at the sheathing panel joints. Page 9 of 11 r ♦ V .`t 1) Photo P-10: Wood shear walls with holdowns + blocking At window headers and beams supported on posts, the beams and support posts are either strapped or connected with post caps. Multiple member LVL plies are fastened together to function as a beam. There is new second floor framing at the main stair area where the stair run was reconfigured. The framing includes a new LVL trimmer beam that spans parallel with the upper stair run. New joist hangers were installed to support existing second floor joist framing to flush frame beams. The end of the stair trimmer beam is supported with a new post that extends onto a new footing below the basement floor slab. An existing back stair at the Kitchen/Fireplace area was removed, and the floor was infilled. Z&S will have new Simpson H2.5T ties installed at the existing upper level dormer ceiling joists that bear onto existing wall studs. The new bay ceiling joists are supported on the roof header, flush framed with joist hanger hardware. The roof rafters are clipped to the top of the wall with hurricane tie hardware. (GNCB) is the Engineer of Record for the addition and renovations to the Gray Residence project under construction on Fishers Island, NY. The permit set of structural engineering drawings is dated November 29, 2021. GNCB issued a letter addressed to you on February 21, 2023, to summarize the structural engineering scope of work that had been substantially completed. Since that time, in November, 2023, Z&S Contracting, Inc., the General Contractor for the project, provided photos of parallel joists above the existing basement area where a series of 1-inch diameter plumbing pipe penetrations had been bored through. The existing solid sawn joists are 2-inches wide by 8-inches deep. See Photo P-1. Per the 2020 State of New York Building Code, including 2018 International Residential Code for One and Two-Family Dwellings, it is acceptable to cut into solid lumber joists provided that the holes do not exceed one-third of the joist depth. However, the holes shall not be closer than 2-inches to the top or bottom of the member. Per the attached photo, and information from Z&S, there are some holes that are less than 2-inches from the bottom edge. Accordingly, GNCB provided Z&S with sketch SKS-3 for information to install a 2x joist reinforcement ledger on each side of each affected joist. See ledgers in Photos P-2 and P-3. See SKS-3 attached. "...the replacement window meets the following conditions: The replacement window is the manufacturer' s largest standard window that will fit within the existing frame or existing rough opening. The replacement window is of the same operating style as the existing window or a style that provides for an equal or greater window opening area than the existing window. " The scope of work, for the most part, did not include changing existing window rough openings . Most of the windows, including all on the 2nd floor, are new double-hung windows in existing rough openings . (New rough openings are in the new additions— living room extension and Bedroom #1 bay window--and they meet current egress standards. ) In the 2nd floor dormers, Z&S Contracting inserted new window headers where there were none. But because of the dormer hipped roof overhangs and soffits, the tops of the openings couldn' t have been raised to accommodate the sash height required by current codes without rebuilding all of the dormer roofs . The new windows are as big as they could be, more completely filling the existing rough openings than the old windows, and improving on existing egress area .
