DANIEL HARRISON and ALLISON DUGDALE, Husband and Wife, having an
address at 2300 North Oakwood Road, Laurel, New York 11948, partyof
the second part.
WITNESSETH,that the party of the first part,by virtue of the power and authority given in and by
said last will and testament and to whom letters of testamentary were ssued.by Surrogates Court of
the County of Suffolk dated October 25,2022 of the State of New York on and in consideration of
Ten Dollars ($10.00), and other valuable consideration paid by.the party.of the.second part;the
receipt and adequacy of which are hereby acknowledged, does hereby grant andrelease unto the
party of the second part,the heirs or successors and assigns of the party of the second part forever:
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected;
situate, lying and being in the Town of Southold, County of Suffolk, State of New York.bounded
and described as follows: See Schedule A Legal Description Attached
BEING the same premises described in the deed John W.Harrison,as Executor.of Estate of Marion
B.Harrison,the Last Will and'Testament of Marion B.Harrison by deed dated as of 10/11/13 and
recorded 12/21/13 in Liber D00012757, Page 482 in the Office of the County Clerk's Office of
Suffolk County;
TOGETHER with all right,title and interest,if any,of the party of the first part in and to any streets
and roads abutting the above.described premises to the center lines thereof TOGETHER with the
appurtenances, and all the estate which said decedent had at the time of decedent's death in said
premises,and the estate therein,which the party of the first part has or has the power to convey or
dispose of,whether individually,or by virtue of said will.or otherwise;in and to said premises;TO
HAVE AND TO HOLD the premises herein granted unto the party of the second part the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants fiat the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the

party of the first part will receive the consideration for this conveyance and will hold the right to
receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the
improvement and will apply the same first to the payment of the cost of the improvement before
using any part of the total of the same for any other purpose.
The word"party" shall be construed as if it reads"parties"whenever the sense of this indenture so
requires.

ALL that certain plot, piece or parcel of land, situate, lying and being at Laurel,Town of Southold in the
County of Suffolk and State of New York,and being the northwesterly portion of Parcel "A" as shown on
a certain map entitled, ":Map of Subdivision of Lots No. 52 and 53, Laurel Park"and other property of
Revatone Realty Corporation, Laurel,Town of Southold, Long Island, New York, Daniel R.Young, P.E.,and
L.S., Riverhead, New York,dated September 20t", 1930 and which said map is on file in the Office of the
Clerk of the County of Suffolk,the premises being more particularly bounded and described as follows:
BEGINNING at a point in the division line between the land shown on the aforesaid map on the east and
lands of John T.Young and George Woodhull on the west,where the southwest corner of the premises
about to be described intersects said division line and which said point is distant 60 feet northwesterly
along said division line from the northwesterly end of North Oakwood Road,as laid out on said map
when measured along said division line in a course of North 19 degrees 22 minutes 10 seconds West,
which point is also the point of intersection of the southwesterly corner of premises about to be
described and the northwesterly corner of premises heretofore conveyed by Ravatone Realty
Corporation to one,Scheublein, by deed recorded in the Suffolk County Clerk's Office in Liber 1663 of
Deeds, Page 434;
RUNNING THENCE from said point of beginning, North 19 degrees 22 minutes 10 seconds West,a
distance of 75.95 feet to a point in said division line first herein referred to;
RUNNING THENCE, North 16 degrees 45 minutes West,still along said division line, 150.08 feet to the
northwesterly corner of Parcel "A", shown on the map first herein referred to;
RUNNING THENCE North 73 degrees 15 minutes East,a distance of 144 feet, more or less to the center
line of Brushes Creek;
RUNNING THENCE generally southeasterly as said Brushes Creek winds and turns until we meet the land
heretofore conveyed to said Scheublein in the aforesaid deed;
RUNNING THENCE westerly along the division line between the premises herein described and the said
land of Scheublein,a distance of 185 feet more or less to the point of place of BEGINNING.
It being intended by this description to convey all the land shown as Parcel "A" on the map first herein
referred to,with the exception of that heretofore conveyed to Scheublein.
TOGETHER with a right of way to pass over and to use for the purpose of ingress to and egress from the
premises hereby conveyed,a strip twenty feet wide off the westerly side of property of Scheublein to
North Oakwood Road,as laid down on said map,the reservation for such right of way in favor of the
premises above described being contained in the deed to Scheublein above referred to,the strip
contemplated, being 20 feet 60 feet which would be included in North Oakwood Road, if, as and when
said road were extended northwesterly an additional 60 feet from its terminus shown on said map.
TOGETHER with the right to the use of North Oakwood Road to pass over and use same as a means of
access to the public highway.
TOGETHER with a right of way to pass over and use South Oakwood Road and also a right to pass over,
upon and use,a strip of land along the shore front between Lots No.1 to 4 inclusive, Map of Laurel Park,
for the purpose of boating, bathing and other outdoor sports and for ingress to and egress from the
waters of Peconic Bay in common with other holders of similar privileges.
SUBJECT to any rights of way, covenants,or restrictions contained in deeds of record in favor of other
premises to pass over and use South Oakwood Road,as it is now laid out or if extended the additional 60
feet northwesterly,subject to the rights of the general public to pass and use so much of the described
premises as lies within Brushes Creek.
