A portion of approximately 1.5 acres of t~his land is go be used by Melrose Marine Service, Inc as a marine contractors yard for storage and repair of equipment as well as a corporate office. A variance for useage was granted by the Z~ning Board of Appeals on Sept. 11, 1984. OR March 4, 1985 the Southold Planning Board gave site plan approval. We have cl'eared the land and currently are working with the Board of Health in Riverhead and expect to submit our application this week. We are also working with Mr. James MonselI of the Greenport Water District on a water tap and preparing our drawings for the building permit. '"-"The b6ard made {he followi'ng finding~ and determination: Appell'ants, under Appeal No. 3222, appealed a determination of t.he Building Inspector which den~ed appellants' application to change use of .the premises to a use permitted 1~ a .C-Light Industrial Zoning Distri~{~.~ On Qune 28, 1984, this board granted a use variance as ' applied with 13 Conditions. On September 11,~1984~ appellants applied for reli'ef from Conditions No. 3, 7, ~and 8; and on November 15, 1984, a public hearing was held. The board members have taken all the statementS_ of the hearing into consideration. C~i~d~tion No. 3 reads, "Said fen~ng ~h"all be of a type that wilt not allow visibility from the streets and other areas outside of the fenced area." It is the understanding of the board that the applicants would prefer to pr'ovide a type of fencing similar 'to "anchor post" with plantings. It is the opinion of the board that during w~nter months, some of the plantings may not provide sufficient screening. The board has no objection to a combination of landscap- ing and so]dd fencin9 as indicated in Abigail Wickham's letter dated Septembe.r l], 1984, provided it prevents visibility from the exterior. Condition No. 7 reads, "Vehicle lifts, or pits, vehicles, dismantled'~r otherwise, and all parts or supplies, shall be located within a building." It is the intent of this board that parts, supplies, i.noperable or junk vehicles, whether dismantled or otherwise, shall not be permitted to be placed outside of a building. Accordingly, on motion by Mr. Douglass, seconded by Mr. Grigonis, it was RESOLVED, that Appeal No. 3222, application for JOHN WICKHAM for permission to establish a marine contractor business office, with accessory storage and repair of that contractor's own vehicles and equipment, BE AND HEREBY IS APPROVED SUBJECT TO THE FOLLDWING COnDITiONS: 1. That the use permitted by this application shall not exceed the 65,000 sq. ft. of area as proposed and submitted on the sketch plan; 2. Fencing as proposed shall not exceed 6'6'~ in height in all areas except fencing i'n frontyard not exceed four feet in height; 3. Said fencing ~hall be of a type that will not allow visibility from the streets and other areas outside of the fenced area; 4. Any storage of flammable materials shall be for applicant/ contractor's sole use; 5. No retail sales of flammable materials is permitted; 6. Entrance and exit driveways shall have an unrestricted width of not less than 12 feet and not more than 30 feet, and shall be located not tess than 10 feet from any property line, and shall be laid out as to avoid the necessity of any vehicle backing out across any public right-of-way; 7. Vehicle lifts or pits, vehicles, dismantled or otherwise, and all parts or supplies, shall be located within a building; 8. All service or. repair of vehicles/equipment of the contractor shall be conducted in a building; 9. The storage of gasoline or flammable oils in bulk for contractor's own use shall be located fully underground and not less than 35 feet from any property line other than a street line; lO. No gasoline or fuel pumps~for contractor's use)shall be located less than 15 feet from any street or property line; ll. Additional or other construction requirements an applica- tion for consideration to both the Zoning Board of Appeals and the Planning Board, for site and parking approvals. 12. Approval of the site and parking plans by the Southold Tow~ Planning Board ~n accordance with Article VI, Section 100-60, and Article XIII for this proposal; 13. Referral of this action to the Suffolk County Planning Commission in accordance with Sections 1323, et seq. of the Suffolk County Charter.
