WHEREAS, the proposed site plan, to be known as Daffodils Country Store, is for the alteration of,an existing 5,093 sq. ft. building with interior renovation of retail space and warehouse space on a 0.935 acre parcel in the LB and AC Zoning Districts; and WHEREAS, 633 North Management, LLC is the owner of the property known and designated as 40385 County Road 48, located on the north side of CR 48, 832.77' west of Kenny's Road in Southold, SCTM#1000-59-9-30.4; and WHEREAS, on October 30, 2002, a formal application for approval of this site plan was submitted; and WHEREAS, on August 5, 2003, the Architectural Review Committee reviewed and approved the site plan and the Planning Board has accepted the recommendation and } condition; and r WHEREAS, on August 14, 2003, the Southold Fire District indicated no fire well is ,needed and the Planning Board has accepted the recommendation for approval; and WHEREAS, on September 8, 2003, the Southold Town Planning Board, acting under �' the State Environmental Quality Review Act (6 NYCRR), Part 617.5, performed a review Daffodils Country Store— Page Two-319/04 of this unlisted action, and as lead,agency, made a determination of non-significance and granted a Negative Declaration; and WHEREAS, on October 17, 2003, the Southold Town Building Inspector reviewed and certified the site plan; and WHEREAS, on January 21, 2004, the Suffolk County Department of Public Works �approved:Permit Number 48777 for highway improvements; and WHEREAS, on March 8, 2004, the Southold Town. To: Cummings,Brian A.;Don Wilcenski Subject: Dogtown Brian and Don, These pictures are from this afternoon, taken of Dogtown, next door to our house. For months they have been clearing and working back there,with a "go ahead" given to them based on the new owners coming into the planning office and saying they simply want to clean up the yard and clear out underbrush. They clearly have other intentions and expansion efforts in mind. They are currently installing either outdoor kennels or outdoor dog runs, they have also told us (accidentally) that they want outdoor dog swimming facilities as well. What is being done to stop them and have them conform to the town zoning and planning regulations? They are zoned LB... it allows for INDOOR dog and cat care facilities,in addition to retail. I'm a dog lover, I understand they need and want to be outside playing, however Dogtown has never been an outdoor facility until these new owners have taken over. Dogs are outside barking,we hear the occasional dogs fighting because they can't control all of the different temperaments which come in, employees yell... this is ridiculous that they can just keep going. Replacing the existing fence at this time is crucial to the safety of the dogs, as the current fencing is becoming old and unstable. We would like to re-landscape the front of the building and re-landscape the west side of the building.At this time,we do not want to touch any areas that are marked conservation areas without town approval.As for the rear of the building, we would like to clean up the backyard up to the areas marked "conservation area." This would include the 24'for the asphalt pavement areas and 8'for the proposed new gravel areas. The design has provided for a total of 24 vertical feet. This is a combination of one existing pool and the addition of two new ones. Due to the fact that there is a high point in the pavement located approximately in the middle of the existing structure,I.would recommend addingone more 8'diameter 8'dee leaching basin at p 5 the northwest end of the parking area adjacent to the loading dock. This would provide a total of 32' p 9 1 9 as indicated in the design calculations. The remaining property northwest of the facility has a low-lying depression that will continue to handle the volume of water coming fromthe existing building. Also,while there is an existing curb cut to the County road I would recommend that the county DPW be asked to comment on the increase in use.
