Located: 1400 Salt Marsh Lane, Peconic. SCTM# 1000-68-3-2 The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the Town of Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy --- Standards. Based upon the information provided on the LWRP Consistency Assessment Form submitted to this department and the records available to me, I recommend that the proposal is INCONSISTENT with LWRP Policies Policy 4. Minimize loss of life, structures, and natural resources from flooding and erosion. 1. The rate of erosion and instability of the bluff prevents the safe construction of structures on or near it. 2. The use of CCA-treated wood in construction with human contact is a health risk. 3. Public beach access is available at Goldsmith Inlet just east of the parcel. Pursuant to Chapter 268, the Board of Trustees shall consider this recommendation in preparing its written determination regarding the consistency of the proposed action. The proposed project involves adding a second story to the existing one-story light frame construction residence.The main objective of this addition is to create more functional living space while maintaining the current number of bedrooms.The key elements of the addition include the installation of a set of stairs,the addition of a master suite on the proposed second floor and the creation of two open terraces. The details of the proposed addition are as follows: Basement Level The basement level with dimensions of 40'-2"x 24'-5"will remain as existing with no change on its footprint or configuration. First Story The existing first floor of approximately 1,163.03 square feet of gross area will not change on its footprint. The existing first floor involves the main living area of dimensions of 40'-2"x-24'-5",one existing den with dimensions of 9'-11"x 18'-5"which is the main access to the residence and wood steps which remain undisturbed. One of the existing bedrooms will be converted to an open office allowing for the installation of the stairs to access the second floor. The bathroom,kitchen,two bedrooms and Den will remain undisturbed. Second floor(36'-2"X 24'-5"L shape) The proposed second floor addition of about 822.94 square feet(gross area)will involve the construction of one master bedroom with a master bathroom and walk in closet. We are also proposing the construction of two open terraces,one in the front of the house and one in the rear section of the house. The open terrace on the front of the house(I F-11"x 5'-0)will have direct access from the master bedroom and will have an area of about 59.756 square feet. With the addition of this terrace the client can enjoy the woods on the front of the house. The proposed open terrace in the back of the house(24'-5"X 8'-0")will have an area of about 195.20 square feet will give the client the possibility to enjoy the view of the sound.4 feet of this terrace will be in cantilever and will intrude on the existing rear yard.
