(18.6'x24.8') deck with a ±2'x24.8'trellis; construct a 3.6'x11.8' front entry; construct a 2'x5.8' mudroom entry; construct a 6.5'x39' second story deck within the footprint of the first floor;; abandon existing septic system and install a proposed I/A OWTS septic system landward of dwelling; abandon existing well and install public water line; install gutters to leaders to drywells; outdoor lighting to be Dark Sky compliant; install staked hay bales and silt fencing prior to and during construction; and to establish and perpetually maintain the existing 2,740sq.ft. vegetated bank as a non-turf buffer area. SCTM# 1000- 128-4-22.2 The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the Town of Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy Standards. Based upon the information provided on the LWRP Consistency Assessment Form submitted to this department and the records available to me, I recommend that the proposal is CONSISTENT with LWRP Policies and with the LWRP provided the following is considered to further policy 6: 1. Maximize a vegetated buffer landward of the "top of bluff'. Minimize turf seaward of the residence. Pursuant to Chapter 268, the Board of Trustees shall consider this recommendation in preparing its written determination regarding the consistency of the proposed action. All applicants for permits* including Town of Southold agencies, shall complete this CCAF for proposed actions that are subject to the Town of Southold Waterfront Consistency Review Law. This assessment is intended to supplement other information used by a Town of Southold agency in making a determination of consistency. *Except minor exempt actions including Building Permits and other ministerial permits not located within the Coastal Erosion Hazard Area. 2. Before answering the questions in Section C, the preparer of this form should review the exempt minor action list, policies and explanations of each policy contained in the Town of Southold Local Waterfront Revitalization Program. I am happy to submit these additional dimensions in an updated floor plan, please let me know in what format you prefer and by when you need this. We can have this over to you tomorrow if that is acceptable? I'm also including the dimensions within this email to be sure you have easy access to them as soon as possible. • Front entry dimensions: 3 ft 6 inch x 11 ft 8 inch(landward side) • Mudroom entry dimensions: 5ft 8 inches x 2 ft deep. This is an unroofed and not enclosed entry stair. Margot&Clay ISAAC-RAE STUDIO Regarding the Definition of Demolition: The proposed project at 4452 Peconic Bay Blvd will be a substantial improvement(due to the proposed addition) however, the demolition of the existing structure is not to be considered substantial because of how we have designed-to salvage the existing structure. This is detailed in-the following calculations: • The total existing exterior walls of the existing structure is 243.2 total linear feet. The proposed exterior wall area to be demolished is 34.3 linear feet. Therefore,the percentage of exterior wall to remain is 85% (208.9 linear ft). • The total existing interior walls of the existing structure is 158 linear ft. The amount of existing interior walls to remain 74% (or 116.9 linear ft). • The total existing interior flooring is 1935 sq ft.The total flooring to remain intact is 82% of floor (or 1586 sq ft). The total existing roof to be removed and replaced (1935 sq ft) Regarding the definition of bank or bluff: The incline between the bulkhead and the top of the bank is greater than a 20% slope but it is not greater than 20'. The total grade change between the top of the bulkhead and the top of the bank is 13'so we are considering this top of incline to be top of the bank in this case after our discussions with Southold DOB.
