Located: 925 Stephenson Road, Orient. SCTM# 1000-17-1-2.1 The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the Town of Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy Standards. Based upon the information provided on the LWRP Consistency Assessment Form submitted to this department, as well as the records available to me, it is my recommendation that the action is CONSISTENT with the LWRP. Pursuant to Chapter 268, the Board of Trustees shall consider this recommendation in preparing its written determination regarding the consistency of the proposed action. All applicants for permits*including Town of Southold agencies,shall complete this CCAF for proposed actions that are subject to the Town of Southold Waterfront Consistency Review Law. This assessment is intended to supplement other information used by it Town of Southold agency in making a determination of consistency. *Except minor exempt actions including Building Permits and other ministerial permits not located within the Coastal Erosion Hazard Area. 2. Before answering the questions in Section C,the preparer of this form should review'the exempt minor action list,policies and explanations of each policy contained in the Town of Southold Local. . Waterfront Revitalization Program. A proposed action will be evaluated as to its significant beneficial and adverse effects upon the coastal area(which includes all of Southold Town).. 3. If any question in Section C on this form is answered"yes",then the proposed action may affect the achievement of the LWRP policy standards and conditions contained in the consistency review law. Thus,the action should be analyzed in more detail and,if necessary,modified prior to making a determination that it is consistent to the maximum extent practicable with the LWRP policy standards and conditions. If an action cannot be certified as consistent with the LWRP policy standards and conditions,it shall not be undertaken. B. Attach additional sheets if necessary APPLICATION OF SUSAN DUNNING MAGRINO 925 Stephensons Road (SCTM No. 1000-17-1-2.2) Revised Project Description (10/31/2023) The applicant proposes to combine an existing 930 sq. ft. 1-story frame dwelling (NE dwelling) with an existing 355 sq. ft. 1-story frame dwelling (NW dwelling), resulting in a single, 1,553 sq. ft. 1-story frame dwelling by enclosing a 268 sq. ft. portion of an existing 318 sq. ft. covered-wood deck located seaward of the CEHA line. The proposed enclosure of a portion of the existing covered deck runs along the seaward facade of the NW dwelling and extends to where it to connects with the NE dwelling. The proposed dwelling will decrease the existing number of bedrooms from 4 to 3. The existing 327 sq. ft. of uncovered wood deck, 6 sq. ft. covered wood plat and 11 sq ft. of wood steps, and 19 sq. ft. wood plat and 7 sq. ft. of wood steps will remain unchanged. The applicant also proposes the addition of two" (2) bay windows on the landward side of the house. The Project will not result in any change to the pre-existing lot coverage of 6,565 sq. ft., and the enclosure of, the existing covered deck will not result in any change to the ridge or roof line of the existing NW dwelling.
