SCTM# 1000-57-1-27 The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the Town of Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy Standards. Based upon the information provided on the LWRP Consistency Assessment Form submitted to this department, as well as the records available to me, it is my recommendation that the action is CONSISTENT with the LWRP. Pursuant to Chapter 268, the Board of Trustees shall consider this recommendation in preparing its written determination regarding the consistency of the proposed action. The existing dwelling is a single-story structure (2,475 sq.ft.)with an open covered porch at the entrance (133.65 sq.ft.), a wood deck (1080 sq. ft.) at the rear of the property with two sets of stairs, a hot tub (47.236 sq. ft.) and a metal awning(214.56 sq.ft.) on the deck. The proposed project consists of removing the roof of the existing dwelling and constructing a second story over. Adding a first-floor addition (618 sq. ft.) and second story addition (254 sq. ft.) to the Northeast corner of the existing dwelling. An addition over the existing covered porch (133.65 sq. ft.). Legalize the existing 11.25 sq.ft. deck stair on the Southeast corner of the existing deck. A proposed 17.375 sq. ft set of stairs to the Southwest corner of the existing deck. A fixed structure awning (241.38 sq.ft.) with retractable operable louvers. An outdoor shower 16 sq. ft. Pump and remove the existing block septic system which is located on the waterside and install a new 1/A OWTS septic system on Blue Marlin Drive side. Install drywells to contain roof runoff.
