WITNESSETH,that the party of the first part, in consideration Ten and 00/100--($10.00)--Dollars,
and other good and valuable consideration paid by the party of the second part,does hereby grant
and release unto the party of the second part,the heirs or successors and assigns of the party of the
second part forever,
ALL that certain plot, piece or parcel of land,with the buildings and improvements thereon erected,
situate,lying and being in the Town of Southold, County of Suffolk and State of New York, known
and designated as Lot No. 8 on a certain may entitled, "Map of Jackson Landing"and filed in the
Office of the Clerk of the County of Suffolk on March 28, 1969, as Map No. 5280, said lot being more
particularly bounded and described as follows:
BEGINNING at a point on the easterly side of Jackson's Landing distant the following two(2)
courses and distances from the corner formed by the intersection of the easterly side of Mill Road
with the northerly side of Jackson's Landing;
(1) South 83 degrees 26 minutes 00 seconds East along the northerly side of Jackson's Landing
218.27 feet to the easterly side of Jackson's Landing;
(2) South 1 degree 25 minutes 20 seconds East along the easterly side of Jackson's Landing
820.00 feet to the true point or place of beginning;
RUNNING THENCE North 88 degrees 34 minutes 40 seconds East along the southerly line of Park
and Recharge Basin, 160.00 feet to the westerly line of land now or formerly of Weggeland or Wick;
THENCE South 1 degree 25 minutes 20 seconds East along said land 227.45 feet to the northerly
line of the high water mark as shown on filed map of West Branch of Mattituck Creek;
THENCE South 88 degrees 34 minutes 40 seconds West along said creek 110.00 feet;
THENCE North 1 degree 25 minutes 20 seconds West 107.45 feet;
THENCE South 88 degrees 34 minutes 40 seconds West 50.00 feet;
THENCE North 1 degree 25 minutes 20 seconds West 120 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by dated
November 20, 2000,and recorded on January 3, 2001 in Liber 12094 page 37 in the Suffolk County
Clerk's Office.
Said premises being known as 830 Jacksons Landing, Mattituck, New York 11952

TOGETHER with all right,title and interest of the party of the first part of in and to all land under the
high water mark of Mattituck Inlet,and to all accretions.
TOGETHER with all right,title and interest, if any,of the party of the first part in and to any streets
and roads abutting the above described premises to the center lines thereof; TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises.
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part,the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the
party of the first part will receive the consideration for this conveyance and will hold the right to
receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the
improvement and will apply the same first to the payment of the cost of the improvement before
using any part of the total of the same for any other purpose.The word"party'shall be construed as
if it read"parties"whenever the sense of this indenture so requires.
