WITNESSETH, that the party of the first part, in consideration of one dollar ($1.00), and other good and
valuable consideration paid by the party of the second part, does hereby grant and release unto the party
of the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain parcel of land with the buildings and improvements thereon erected in the Town of
Southold, County of Suffolk, State of New York, and more particularly described in Schedule A, attached
hereto.
Being and intended to be the same property conveyed to the party of the first part by deed dated
June 30, 1999 and recorded on July 13, 1999 at the Suffolk County Clerk's office under Liber 11975 Page

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in
and to said premises,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the
heirs or successors and assigns of the party of the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the
party of the first part will receive the consideration for this conveyance and will hold the right to receive
such consideration as a trust fund to be applied first for the purpose of paying the costs of the improvement
and will apply the same first to the payment of the cost of the improvement before using any part of the
total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.

ALL that certain plot, piece or parcel of land, situate, lying and being in the Town of Southold,
County of Suffolk and State of New York, bounded and described as follows:
BEGINNING at a point in the northwesterly side of Leeton Drive distant South 45 degrees 35
minutes 30 seconds West along said northerly side of Leeton Drive 1,000 feet from the corner
formed by the intersection of the southwesterly side of kenney's Road and the northwesterly side
of Leeton Drive;
RUNNING THENCE South 45 degrees 35 minutes 30 seconds West along the northwesterly
side of Leeton Drive 50.00 feet to lands now or formerly Luysten;
THENCE North 44 degrees 24 minutes 30 seconds West along said lands of Luysten to a null set
in a bulkhead 146.15 feet to Long Island Sound;
THENCE North 44 degrees 37 minutes 00 seconds.East along a lie line which is marked by said
bulkhead 50.01 feet to lands now or formerly White;
THENCE South 44 degrees 24 minutes 30 seconds East along said lands now or formerly White
147.00 feet to the northwesterly side of Leeton Drive, to the point or place of BEGINNING.
