TOGETHER with all right, title and interest, if any, of the party of the first part, in and to any streets and roads
abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party first part
will receive the consideration for this-conveyance and will hold the right to receive such consideration as a trust
fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the

of New York, being'a part of that portion of Fishers Island being bounded and described as follows:
BEGINNING at a concrete monument set at the intersection of the southwesterly line of a private road of Fishers Island
Estates Inc. with the northwesterly line of the private road known as East Main Road leading to the East End, said point
being 389.78 feet north of a point which is 1,657,43 feet east of another monument marking the United States Coast and
Geodetic Survey Triangulation Station "Chocomount 2"(which said Chocomount 2 monument is located on the summit of
the highest hill on Fishers Island, New York, and lies South 79 degrees 29 minutes 46 seconds East of North Dumpling
Light in Fishers Island Sound); and
RUNNING THENCE along the northwesterly line of said East Man Road on the arc of a curve to the left whose radius is
313.61 feet and the direction of whose radius at that point is South 44 degrees 34 minutes 30 seconds East a distance of
35.82 feet;
THENCE continuing along said road line, South 38 degrees 52 minutes 40 seconds West, 193.11 feet to a point;
TJENCE Southwesterly along an arc of curve to the right whose radius is 512.44 feet and the direction of whose radius at
that point is North 51 degrees 07 minutes 20 seconds West 112.06 feet;
THENCE continuing along said road line, South 51 degrees 24 minutes 30 seconds West,43.29 feet;
THENCE along the northerly line of another private road known as Brooks Point Road the following five(5)courses and
distances:
