Statement of the effect, if any, on the wetlands and tidal waters of the town that may result by reason of such proposed operations (use attachments if appropriate): The project consists only of the construction of a second-floor dormer addition to the existing single-family dwelling for the purpose of renovating and expanding an existing bathroom to create a modernized bathroom with adequate headroom. The addition, whose area constitutes approximately 3 percent of the existing dwelling footprint, will be constructed entirely within the existing dwelling footprint and thus cause no change to existing bluff setbacks or lot coverage. In fact, because it will be constructed onto the landward side of the house, the addition will be located almost 29 feet farther from the bluff than the closest point of the existing house. Both the dwelling and addition are located more than 100 feet from wetlands. However,to mitigate any potential impacts associated with the project, a stormwater drainage system is proposed to collect and recharge roof runoff from the entire dwelling, and a 10-ft wide, approximately 1,860 sf non-turf buffer to be planted with native vegetation will be established along the top of bluff. Thus, while the addition would not cause any adverse environmental impacts even without such mitigation, these mitigation measures will result in net beneficial impacts on the adjacent bluff ecosystem and tidal waters of Great Peconic Bay. i 617.20 Appendix B Short Environmental Assessment Form Instructions for Completing Part I-Project Information. The applicant or project sponsor is responsible for the completion of Part 1.Responses become part of the application for approval or funding, are subject to public review, and may be subject to further verification.
