as administratrix of the Estate of James G. Dill a/k/a James Gorman Dill,Jr., late of 660 Jackson Street,
New Suffolk, New York 11956,who died intestate on the August 16,2023, party of the first part, and
ELLEN M. DILL,residing at 660 Jackson Street, New Suffolk, New York 11956, party of the second
part,
WITNESSETH, that the party of the first part to whom letters of administration were issued
to the party of the first part by the Surrogate's Court, Suffolk County, New York, on January 8,
2024 and by virtue of the power and authority given by Article 11 of the Estates, Powers and Trusts
Law, and in consideration of Ten and 001100($10.00)Dollars paid by the party of the second part,does
hereby grant and release unto the party of the second part, the distributees or successors and assigns
of the party of the second part forever,
ALL that certain plot, piece or parcel of land,with the buildings and improvements thereon erected,
situate,lying and being at New Suffolk,Town of Southold, Suffolk County, New York, bounded and
described as follows:

TOGETHER with all right, title and interest, if any, of the party of the first part, in and to any streets and
roads abutting the above-described premises to the center lines thereof; TOGETHER with the
appurtenances and also all the estate therein, which the party of the first part has or has power to
convey or dispose of, whether individually, or by virtue of said will or otherwise; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the distributees or successors
and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever,except as aforesaid.

BEGINNING at the northeast corner of the premises to be described which point is distant
248.87 feet from the southerly side of Jackson Street as measured on a course running South
16 degrees 21 minutes 00 seconds west from Jackson Street and along the boundary line
between land of the party of the first part on the west and land conveyed to Corinne A.Gerhold
by James G. Dill, by deed dated May 28, 1966, recorded in the Office of the Clerk of Suffolk
County June 9, 1966 in Liber 5971 of deeds page 100, on the east;
RUNNING THENCE North 83 degrees 43 minutes 10 seconds West 155.25 feet to the westerly
line of land conveyed by Elizabeth McNight Dill to James G. Dill by dee dated August 3, 1974
recorded in the Office of the County Clerk of Suffolk County September 4, 1974 in Liber 7707 of
deeds page 393;
RUNNING THENCE South 6 degrees 16 minutes 50 seconds west, along said westerly line of
land conveyed by deed recorded in Liber 7707 page 393, 325 feet more or less to the high
water line of Great Peconic Bay;
RUNNING THENCE easterly along the high water line of Great Peconic Bay 105 feet more or
less to the intersection of said high water line with the easterly boundary line of land conveyed
to Corinne A.Gerhold by James G. Dill by the aforementioned deed recorded in Liber 5971 of
deeds at page 100;
RUNNING THENCE North 6 degrees 12 minutes 50 seconds East 45 feet to a monument, and
continuing North 16 degrees 21 minutes 00 seconds East along said boundary line of Gerhold
271.13 feet to the point of BEGINNING.
BEING A PORTION of land conveyed by deed from William J. Baster and Beatrice P. Baxter,
dated October 1, 1965 recorded in the Office of the County Clerk of Suffolk County October 8,
1965 in Liber 5873 of deeds at page 483, and also being the land conveyed by deed from
Elizabeth McKnight Dill dated August 30 1974, recorded in the Office of the County Clerk of
Suffolk County September 4, 1974 in Liber 7707 of deeds at page 393.
SUBJECT TO building and zoning ordinances and regulations affecting the premises and
imposed by any municipality or governmental authority.
TOGETHER with all riparian rights and other right,title and interest of the party of the first part
in and to the shore of Great Peconic Bay adjacent to and adjoining the premises hereby
conveyed on the South.
TOGETHER also with an easement and right of way for a private driveway for the purpose of
ingress and egress to and from the premises hereby conveyed from and to Jackson Street over
a strip of land twenty(20)feet in width along the easterly side of land of the party of the first part
which strip of land is bounded as follows:
On the north by the southerly side of Jackson Street; on the east by the aforesaid boundary line
between land of the party of the first part on the west the land of said Corinne A. Gerhold on the
east for a distance of 248.87 feet from Jackson Street to the land hereby conveyed; on the
south by the northerly boundary lien of the premises hereby conveyed; on the west by a line
parallel to the aforesaid easterly line of this strip of land and twenty(20)feet distant westerly
therefrom measured on a line perpendicular thereto;
The party of the second part is also granted the privilege to lay, erect, maintain and repair
telephone, electric or utility lines over, under, or above said strip of land, if same are necessary,
provided said right of way shall not be obstructed for ordinary ingress and egress for driveway
purposes,and any damage or injury to the driveway arising from such use shall be repaired or
restored to the party of the second part.The party of the first part shall continue to have all right
and privilege to fully sue said strip of land as owner thereof for all purposes subject only to the
rights granted by the easement.This grant and easement shall be a continuing covenant
running with the land binding the heirs,successors and assigns of the parties provided,
however,the same and all rights and privileges thereunder may be terminated and extinguished
at any time by the owners at the time of the lands conveyed by this deed and the owners of the
adjoining lands on the north as is now owned by the party of the first part.
The premises conveyed by this deed are subject to and there is reserved to the party of the first
part in easement and right of way over a strip of land ten(10)feet in width measured on a line
perpendicular to and distant ten(10)feet westerly from the easterly boundary line of the
premises hereby conveyed, and extending from the land of the party of the first part on the north
to Great Peconic Bay on the south; said easement and right of way if for the benefit and use of
the party of the first party and any future owner or owners of the lands of the party of the first
part adjoining the premises hereby conveyed on the north, and to be used for access to and
from said lands of the party of the first part and Great Peconic Bay,such use being limited,
however,to ordinary purposes related to private and residential use of the premises. Said
easement and right of way shall not be obstructed, and shall be a continuing covenant running
with the land binding the parties,their heirs, successors and assigns, provided however,the
same may be terminated and extinguished at any time by the owners at the time of the land
conveyed by this deed and the owners of the adjoining land on the north as now owned by the
party of the first part.
