and IMELDA CORCORAN FARRELL, individually and as life tenant, residing at 95 Dean Drive, PO Box
936, Cutchogue, NY 11935, as to an undivided 50% interest, party of the first part, and
RICHARD L. O'TOOLE AND KATHLEEN D. O'TOOLE, husband and wife, residing at 55 Locust Street,
Floral Park,NY 11001, as to a ninety-nine percent (99%) interest, together with, as tenant in common, ERIN
DOHERTY, residing at 59 Princeton Street, Garden City,NY 11530, as to a one percent(I%) interest, party of
the second part,
WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying
and being in the Town of Southold, County of Suffolk and State of New York, more particularly bounded and
described in Schedule "A" attached hereto and made a part hereof.
BEING AND INTENDED TO BE the same premises described in the deed made by Joseph E. Farrell and
Imelda Corcoran Farrell,as husband and wife,dated November 7,2011 and recorded November 17,2011
in Liber 12676 Page 911 in the office of the Clerk of the County of Suffolk and in a deed made by Timothy
G. Farrell and Daniel D. Corcoran,as Co-Executors of the Last Will and Testament of Joseph E. Farrell,
who died on August 26,2021,dated December 29,2022 and recorded April 27,2023 in Liber 13199 Page
134 in the office of the Clerk of the County of Suffolk
TOGETHER with all right, title and interest, if any, of the party of the first part, in and to any streets and roads
abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust
fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the
payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties"whenever the sense of this indenture so requires.

ALL that certain plot, piece or parcel of land, situate, lying and being in the Town of Southold, at Laurel, County of Suffolk
and State of New York, known and designated as and by the Plot Number 3, on a certain map entitled, "Map of Dudley
Park", Town of Southold, County of Suffolk and State of New York, May 1927,filed in the Office of the Clerk of the County
of Suffolk on September 17, 1928, under Map 212, said lot is bounded and described as follows:
BEGINNING at a rebar found on the southerly side of Peconic Boulevard distant 787.00 feet more or less northeasterly
from the corner formed by the intersection of the southerly side of Peconic Boulevard and the easterly side of Laurel Lane;
said rebar also being where the division line of Lot Nos. 3 and 4 on the above mentioned map intersects the southerly side
of Peconic Boulevard;
RUNNING THENCE North 48 degrees 58 minutes 00 seconds East, along the southerly side o Peconic Bay Boulevard
58.85 feet to the division line of Lot Nos. 2 and 3 on the above mentioned map;
THENCE South 17 degrees 53 minutes 00 seconds East along last mentioned division line 495.24 feet to the Peconic Bay;
THENCE South 49 degrees 22 minutes 30 seconds West along the Peconic Bay 56.88 feet to the first mentioned division
line of Lot Nos. 3 and 4 on the above mentioned map;
THENCE North 18 degrees 04 minutes 30 seconds West along last mentioned division line 494.12 feet to a rebar on the
southerly side of Peconic Bay Boulevard, the point or place of BEGINNING.
THE POLICY TO BE ISSUED under this commitment will insure the title to such buildings and improvements on the
premises which by law constitute real property.
FOR CONVEYANCING ONLY: Together with all the right, title and interest of the party of the first part, of in and to the
land lying in the street in front of and adjoining said premises.
