ALL that certain plot, piece or parcel of land, situate, lying and being near Greenport, in the Town of Southold, County of
Suffolk, State of New York, being more particularly bounded and described as follows:
BEGINNING at a pipe on the easterly line of Sound Road,where the same is intersected by the northerly line of land now
or formerly of Porco; said point being also distant 383.21 feet northerly as measured along the same from the corner
formed by the intersection of the northerly side of North Road with the easterly side of Sound Road;
RUNNING THENCE North 27 degrees 31 minutes 20 seconds West, along said easterly line of Sound Road, a distance of
75.00 feet to a pipe and land now or formerly of Hollander and McIntire;
RUNNING THENCE North 62 degrees 28 minutes 40 seconds East, along last mentioned land a distance of 143.43 feet to
a rebar and land now or formerly of Jemco Realty Associates;
RUNNING THENCE South 27 degrees 47 minutes 30 seconds East, along land last mentioned, a distance of 75.00 feet to
a pipe and land (now or formerly)of Porco;
RUNNING THENCE South 62 degrees 28 minutes 40 seconds West, along last mentioned land 143.80 feet to a pipe on
the easterly side of Sound Road, at the point or place of BEGINNING.
THE POLICY TO BE ISSUED under this commitment will insure the title to such buildings and improvements on the
premises which by law constitute real property.

TO HA VE AND TO HOLD the premises herein granted unto the party of the second
part,the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or
suffered anything whereby the said premises have been encumbered in any way whatever except
as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law,covenants
that the party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying the
costs of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this
indenture so requires.
