PUBLIC HEARINGS Heatings Held Over From Previous Meetings: Chairman Orlowski: Reflecting Nature Landscapin.q - This proposed site plan is to construct a 2,520 sq ft. storage building and office in a contractor's yard on a 1.1 acre parcel. The property is located on the north side of CR 48, at 260 Cox's Neck Road, Mattituck. SCTM#1000-113-14-10 i'il ask if there are any questions on this proposed site plan? Mr. Ohairmaf~, I'll offer the following: WHEREAS, this proposed site plan, to be known as the site plan for Reflecting Nature LandScaping, is to construct a 2,520 square foot storage building and office on 1.1 acres in'l~lat(itu'ck; and WFfEREAS, P~ul Pa~vlowski is the owner of the property known and designated as Refl'ectihg Natare handscaping, 260 Cox's Neck Road, MattituCk, SCTM #1000-113-14- 10; and WHEREAS, a formal application for the approval of this site plan was submitted on August 29, 2002; and WHEREAS, the Southold Town Planning Board made a determination on January 13, 2003 that the proposed is a Type II Action and not subject to review pursuant to 6 NYCC Part 617.5; and WHEREAS, a variance was granted by the Zoning Board of Appeals (Application No. 5365), on September 11,2003, to allow an 80' setback from Cox's Neck Road, and to further grant a Special Exception to allow a landscaping business with storage and office areas ~n an LB zone; and WHEREAS, a final public hearing was closed on said application at Town Hall, Southold, NeW York on OctOber 27, 2003; and WHEREAS, this site plan, dated August 29, 2002, and last revised on September 29, 2003, was certified by the Building Inspector on October 17, 2003; and WHEREAS, the Town E~igineer has reviewed the drainage calculations and the Planning Board has accepted his reCommendations for approval, but the applicant is directed to contact the Town Engineer during construction and grading to verify drainage installations; and WHEREAS, on November 19, 2002, the Architectural Review Committee reviewed and approved the proposed site plan elements; and WHEREAS, on March 19, 2003, the applicant signed a statement agreeing not to object to a new public hearing and Planning Board review of the revised application; and WHEREAS, the Southold Town Planning Board, pursuant to Chapter 58, Notice of Public Hearing, has received affidavits that the applicant has complied with the notification provisions; and SoUthold Town Plannin.q Board Pa.qe Three October 27, 2003 WHEREAS, all the requirements of the Site Plan Regulations of the Town of Southold have been met; be it therefore RESOLVED that the Southold Town Planning Board grant final approval on the su'rveys, dated AuguSt 29, 2002, and last revised on September 29, 2003, and authorize the~ Chairman to endorse the final surveys subject to a one year review from the date of the building permit. SITE PLAN S Setting of Final Hearings: Chairman Odowski: MattituCk Self Stora,qe -This site plan is for a new 7,500 sq. ft. 2nd floor addition with renovation of an existing 22,996 sq. ft. building and maintenance of a 14,184 sq. ff. metal storage building on a 1.697 acre parcel in the LI Zone located at approximately 151' south of Route 48 on the east side of Wickham Avenue, known as 885 Wickham Avenue, in Mattituck. SCTM#1000-140-2-9 Mr. Cremers: Mr. Chairman, I'll offer the following: WHEREAS, the site plan is for a new 7,500 sq.ft. 2nd floor addition with renovation of an existing 22,996 sq. ft. building and maintenance of a 14,184 sq. ft. metal storage building on a 1.697. acre parcel in the LI Zone located and known as 885 Wickham Avenue in Mattituck, SCTM#1000-140-2-9; and WHEREAS, all the requirements of the Site Plan Regulations of the Town of Southold have been met; be it therefore RESOLVED that the Southold Town Planning Board set Monday, November 10, 2003, at 6:05 p.m. for a final public hearing on the map prepared by Joseph A. ngegno Land Surveyor, dated February 14, 2001 and last revised October 8, 2003. SITE PLANS - STATE ENVIRONMENTAL QUALITY REVIEW ACT Lead Agency CoOrdination: Chairman OrloWski: Sea Tow Corporate Headquarters - This proposed site plan is for a new 19,540 sq. f. three-story office building (Building #1), renovation of an existing 3,519 sq. ft. warehouse'(Building #2), a new 2,800 sq. f. warehouse (Building #3), a new loading dock of 696 sq. ft. and an existing building with 9,105 sq. ft. of warehouse (Building E)on a 1.7693 acre parcel in the LI Zone located at the intersection of Hamff~el AVenue arld Boisseau Avenue. on the southwest comer, in Seuthold. SCTM#1000-63~2-30.1 Mr. Ca'.q.q lane: WHEREAS, the applicant is proposing a site plan for a new 19,540 sq. ft. three-story bffice building (Building #1), renovation of an existing 3,519 sq ft. warehouse (Building #2), a new 2,800 sq. ft. warehouse (Building #3), a new loading dock of 696 sq. ft. and an existii~g building with 9,105 sq. ft. of warehouse (Building E) on a 1.7693 acre parcel in the LI Zone located in Southold; and WHEREAS, a formal application for approval of this site plan was submitted on June 30, 2003; and WHEREAS, the Southold Town Zoning Board of Appeals granted a variance with conditions as described under Appeal Number 5355 and dated September 11, 2003; therefore BE IT RESOLVED that the Southold Town Planning Board start the lead agency coordination process on this Unlisted Action.
