Trustees of the Neyland Family Trust for the Benefit of the Issue of Margot Neyland Silverman dated
January 25,2021,hereinafter called the"Grantee",
party of the second part,
WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of the
second part,the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land,situate,lying and being at East Marion in the Town of Southold,
County of Suffolk,State of New York,known and designated as plot No.73 on a certain map entitled"Map
of Marion Manor, situated at East Marion, Town of Southold, Suffolk County, New York, surveyed
November 25, 1952 by Otto W.Van Tuyl and Son licensed surveyors in Greenport,New York,owned and
developed by Peter Blank&Son, East Williston,Long Island,New York"and filed in the Office of the Clerk
of the County of Suffolk on March 18, 1953 as Map No.2038.
Subject to covenants and restrictions in Liber 3541 cp 561 as extended by Liber 5466 cp 146.
SAID premises being known as 865 E.Gillette Drive, East Marion, New York 11939.
Being and intended to the same premises conveyed to the party of the first part by deed dated September
11,2012,and recorded in the Suffolk Clerk's Office on July 26,2013,in Liber 12738 Page 31.
AND the party of the first part covenants as follows:
FIRST That said party of the first part is seized of the said premises in fee simple,and has good right
to convey the same;
SECOND That the party of the second part shall quietly enjoy the said premises;
THIRD That the said premises are free from incumbrances,except as aforesaid;
FOURTH That the party of the first part will execute or procure any further necessary assurance of the
title to said premises;
FIFTH That said party of the first part will forever warrant the title to said premises to the Grantee
named herein.
SIXTH All the warranties set forth herein are limited solely for the benefit of the Grantee named
herein and shall not run with the land.
TOGETHER with all the right,title and interest of the party of the first part of,in and to the land lying in the
street in front of and adjoining said premises.
TOGETHER with the appurtenances and all the estate and rights of the first part in and to said premises;
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party.of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law,covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and
will apply the same first to the payment of the cost of the improvement before using any part of the total of
the same for any other purpose.
The word"party"shall be construed as if it read"parties"whenever the sense of this indenture so requires.
